It was great working with Ken Carroll and the Integrity Choice Realty team. Ken sold our house in a nonexistent market for a reasonable price. Ken's methodical, numbers-based based approach to finding the right selling price in hindsight was correct at every point in the process. In fact, if the seller (i.e. me) wasn't so stubborn, it's probable we would have sold our house sooner. Ken was available night and day for questions and put us at ease as first time sellers.

We were looking to sell our house and relocate in the local area, and we're still pretty amazed at how painless it was! We had a contract on our old house in about a month, and found our new home about a week later. From the quality of the published listing, to the handling of negotiations, they are strictly first class. We had been in the same house for over twenty years, and they literally taught us what we needed to do to sell our house. And then Janet was a joy to work with searching for our new home! Gloria from Integrity helped us look at a few houses we found off Zillow and showed a few more before we found our house. She didn't mind investigating ones we liked before we looked and bugging her night/day about houses. In the end she actual got ill and luckily this is a family ran business so the owners son stepped in and showed us a couple houses before we decided on the same day. We found our house finally and he helped us with the paper work and still gave her credit for the work she put in. In the end it was a scary process for a first time buyer but they helped us out and negotiated what we wanted in the deal with no issues. I would use them again and recommend them to anyone, they worked hard to get us our house and we appreciate everything they did.
We just closed on our house March 25th, 2011. Ken Carroll of Integrity Choice was our sellers agent. Here are a couple the quick highlights to my experience with Ken and the Integrity team:
1) This was our second house we sold with Ken, our first was in 2007 in what was also a soft market. Ken did a great job for us the first go around, which is why we chose him the second time.
2) This sale was part of a corporate relocation, we had to move out quickly. Ken has an incredible network of service providers (HVAC, handymen, cleaning crews, painters) that were able to get our house ready for sale, and they did this work for very reasonable prices.
3) As part of the relocation, we were required to get a second opinion on our marketing strategy. The relocation company sent us an agent from one of the largest firms in Richmond (I will not mention by name). The agents lived in our neighborhood. They gave us a suggested offering price that was $65K less than what Ken suggested. We sold our house for basically the listing price in three weeks. Ken's market knowledge literally saved us $65K.
4) Ken is extremely responsive, tells it to you like it is, and will maximize your investment. I highly recommend him.
