Sold a Single Family home in 2003 for approximately $425K in Snohomish, WA.

We met James Colburn in our neighborhood sometime back in 1998..as he also owned a home and lived in that same community. When we made our decision to sell our home in that community and buy a new home, we requested his help with the transactions. We quickly liked the way he treated us, he was extremely professional in every way and helped us negotiate with the local builder who built our house that we moved into in 2003. James was always pleasant to work with, he was always in our side, looked into our best interests as his client, very knowledgeable and always helpful. He always made us feel like we are his #1 or important client and even if we called him after business hours, it was no bother to him. Buying a home is one of the biggest decisions, if not the biggest investment decision anyone probably will make in a lifetime, so having James helped us with our home selling/buying transactions made all the difference! We were so happy with his services, it was no surprise we hired him again in 2005 when we purchased our second home. His expertise in the real estate field is very hard to find. He has also kept in touch with us, even after our business transactions. Based on our working experiences with him, we would highly recommend him to anyone needing any real estate services.

Bought a Single Family home in 2003 for approximately $475K in Snohomish, WA.

We first met James when we were looking to build a new house. At that time, he was working with a well known local builder. He was extremely helpful in providing ideas to modify an existing model to meet our needs. He negotiated these changes with the builder to our delight and satisfaction. During our walkthrough, he pointed out items that needed to be corrected in addition to the ones we noticed. We have and will continue to recommend James Colburn. Should we require the services of a Real Estate Professional in the future, James is the one we will call. James has kept in touch over the last ten years offering both real estate services and friendship. He is definitely a professional who has his client's needs in mind at all phases of the real estate process.

Bought a Condo home in 2012 for approximately $225K in Bridle Trails, Bellevue, WA.

James was recommended to me by a friend who had worked with him to buy his condo a few months early. After my first meeting with James I knew that he was a people person who wanted to help people find the home they wanted. James is extremely knowledgeable about the entire process from start to finish. He recommended me to my mortgage specialist who was extremely friendly and very helpful. He is very timely with his responses and he is a great negotiator. I am very happy to have worked with James and I've already recommended him to a friend who is looking to buy his first condo.

Bought a Single Family home in 2009 for approximately $575K in Bothell, WA.

I relocted to the Seattle area from San Francisco back in 2009. I was refered to James by a freind who had worked with James in the past. He recommended James highly for his professionalism. James was very knowledgeable about the entire area that I was looking to buy in, which was the Bothell, Mill Creek & Woodenville area. James has a high knowledge of the different areas right down to each neighborhood, schools and local shopping close by. James was very patient and helpful with my situation when I was relocating. Since I worked during the week and my wife still living in San Francisco James and I could search for houses on the weekend. James would give up the entire day to search for houses with me. When I finally narrowed down the search my wife flew up from San Francisco and spent the entire weekend with James looking at the houses we narrowed them down to. James also took the time to show my wife all of the different areas, schools and shopping in the area. James went over and above the call of duty to make relocating as easy as possible for me. When it came down to making an offer and negotiations we were able to get all of what we asked for and then some. I could be happier with the house, area and schools that James helped my find. I highly recommend James and when I look to buy or sell James will be the one I call.

All The Best, Kelly McDaniel

Sold a Single Family home in 2006 for approximately $575K in Sammamish, WA.

James has helped me and my family buy and sell our first house then also purchase our second home (which we are still living in).

I really appreciated and in fact enjoyed working with James and will certainly recommend him to anyone needing real estate services.

James was very professional and helpful in finding our houses and more importantly walking us through the whole process once we found the right one.

His years of experience really stands out. I keep contact with James and he does a great job letting me know what the current market conditions are and I know when the time comes again I'll be using his services.

Many thanks James for helping me and my family find the perfect house.

Sold a Single Family home in 2006 for approximately $925K in Downtown, Bellevue, WA.

James came highly recommended to us from our former real-estate agent, a close friend of the family, when my wife and I needed to sell our home. James had some big shoes to fill and did that and more. Wow. Extremely impressive job getting absolutely every bit of value out of our sale and in making sure our interests were in the forefront in the subsequent purchase. James has an exceptional grasp of the purchase and sale process, local markets, and has a "let's get it done" attitude.

Sold a Single Family home in 2009 in Woodinville, WA.

About 8 or 9 years ago I was looking to buy a house. My banker recommended James to me. James took charge found my wife and I a beautiful home, negotiated a great price and made the process painless. 5 years later in the middle of a housing down turn we decided to sell our home and move up. James researched the area advised us on what we needed to do to get the best possible price possible and listed it. He sold our home in less then a month at almost full asking price. Now he had to find us another home. He worked tirelessly as by now we were very set on what we wanted. Again he found it, negotiated a super price and made it painless. He will be our realitor for life.

Bought a Condo home in 2012 for approximately $250K in Redmond, WA.

Friendly, personable, honest. He worked hard at finding good places for me on short notice, showed me around quickly, and pushed for the home that I chose. He also went back to the selling agent multiple times when I changed my mind about some of the negotiations. At the end of the day it felt like he was working hard for me to get what I wanted above everything else.

Bought a home in 2012.

James helped my family through a very challenging purchase of my latest home. It is a home originally built in 1895 in Ballard. It is on a huge lot that is zoned for multi family use so it was very attractive to developers. In addition, there were numerous levels of upgrades that had been done and needed to be done on this house. James helped me deal with all these issues, from battling the over paying, cash rich developers to making sure that i was making a sound, logical decision based on the other offers and the amount of money that I would need to put into the house to make it safe and habitable. At every step of the way there seemed to be new issues, from difficulting in getting insurance due to older electical wiring to negotiating money from the homeowners for some repairs to dealing with a slighty low mortagage lender appraiser. I was ready to lose my mind at times but James kept me on course for a good decision. No pressure at any point to choose a certain path, he would provide all the facts from a devils advocate point of view! In the end it all worked out great and he has still been there with all sorts of good advice and recommendations as we have settled in. Another outstanding part of the experience was the level of responsivness from James. I must have sent him a thousand emails and was instantly back to me with either an answer or a timeframe or plan for finding an answer. This was probably the biggest decision/purchase of my life and it was so great to have the feeling that somebody else thought that too! I
