We have used James White as our home inspector for two houses, and both times were more than impressed. He is prompt, detail-oriented, and incredibly thorough. Each inspection comes with a lengthy detailed report (including pictures) addressing each area of the property, and any problems that should be addressed, immediately, or in the future. All of which he goes over with you at the end of the inspection. He is open to questions in the future, and has even offered to come back to make sure changes were done properly.
On our latest property, James noticed a small film of oil on top of the water in the sump pump in the basement. Both realtors, the seller, and even some contractors I consulted with attributed it to an oil leak from the motor of sump pump. James was adamant we should investigate further. Upon which, we learned that there had been an oil spill on the property and the tank was removed, and the spill cleaned up. A contractor was sent to investigate the oil James found, and informed us it was residual and nothing to worry about. James urged us to be cautious, and put us in touch with the Department of Environmental Conservation, who came to investigate. The DEC deemed that the oil was not supposed to be there. A portion of the basement floor ended up having to be removed to clean up the residual oil in the ground below the home, all at the seller's cost. If James had not found the oil slick, and advised us to be cautious, that could have been our problem (and money that paid for it) in the future.
