Contact your agent prior to leaving and they can extend the listing. This is typically a very short form that will need to be signed by both you and your agent and expiration date changed within the MLS. It really is a very simple process.

You will need to contact a couple of local agents and have them complete a CMA (Comparative Market Analysis) for you. This is not an appraisal but will give you a good idea what you could likely list and sell the home for.

When buyers purchase a home for less than the outstanding mortgage loan balance buyers will reap the benefits of a much lower sale price.There is more risk involved and it can take longer to close a short sale, sometimes as much as 3-6 months by the time everything is said and done. You are allowed inspection period but would make sure it starts after the sale has been approved by lender so you're not out anything if it's not. Typically the seller is not responsible for repairs. Short sale homes are typically sold in "AS IS" condition. Most sellers pursuing a short sale do not have the funds to pay their mortgage so would likely not have funds to make any repairs.

I agree with David. Always in your best interest to use a Realtor and if this one is not responding find another. It may have been left open to speculation and she may have thought that you were going to go it on your own.  Was it communicated with her clearly that you wanted her to help you present an offer to this FSBO?

Hire a home inspector to inspect all major house systems, including the roof, plumbing, electrical and heating systems, foundation, and drainage. This will take only a couple hours and cost you from $150-500, depending on home size, age, etc...

Do sellers have to pay closing costs? Why do buyers feel entitled?

Absolutely not, sellers do not have to pay buyers closing costs. These are negotiable items and the seller can choose to pay all, part or none. If the seller so chooses he can add the closing costs back onto the top of the purchase price, and so long as the home will appraise both buyer and seller will be happy.

Do I have to have a buyers agreement with a relator ?

Answer
No, you do not have to sign a buyer broker agreement in order for an agent to show you property. You should remember though, the agent is not representing you until you have a written agreement.  Without it you are the agents customer and not client. The agent is essentially a paper pusher at this point and cannot guide or direct you in any way.
