Sold a Single Family home in 2012 for approximately $150K in Elizabeth, NJ.
Janice is about as good as you can get in a realestate professional. She is highly skilled, knowledgeable and professional. Although I had to sell my mother's house from 1200 miles away, Janice kept me well informed, she communicated with me in any way I needed and in a very timely manner. Selling a home, can be and often is, a stressful event, but with Janice's help, expertise and PATIENCE we were able to do so without great fanfare!

This was a very old home that needed an honest and professional appraisal of what was needed for it to be marketable and sold as-soon-as-possible. I did not want someone to tell me what I may have wanted to hear, I needed someone to tell me the "truth"; that was Janice.

As a result of her diligence, we were able to accomplish everything we set out to do. The house was readied for sale, with an assist from Janice utilizing her affiliations and connections, and listed at a fair price in a very reasonable time-frame. Although we had to lower the sale price, we still ended up with a VERY good and fair price everyone could live with. All as a result of Janice's efforts, knowledge and negotiation skills.

I'm not sure we would have been able to accomplish this sale and get what we did if it were not for Janice and her willingness to do so!

Anyone looking for a realestate professional who is honest, fair, skilled, has high integrity and works with and for you, then Janice is that person!

Sold a home in 2013.
Janice Vanderveken has served as our family realtor for over 10years. Most recently she played an important role in both the sale of my previous home and the purchase of my new home. After listing, she professionally staged my home. This is a valuable service that Janice provides as a courtesy with your listing. Janice utilized a professional photographer and high end marketing materials that were very impressive. My home moved well in a challenging market. Janice was a great comfort in my search for a new home as she listened intently to my personal needs and desires. She successfully negotiated both houses to my benefit and my family and I are extremely happy in our new home. Janice is currently assisting in the process of relocating my parents back to NJ from Florida, and has been most helpful in working with the real estate agent in Florida to market the property.

Janice Van Der Veken is the most extraordinary real estate agent you will ever meet, period. Janice is a skilled professional with a real passion for her work. Her knowledge of and experience in the real estate market in New Jersey are without equal. After reading of our experience with Janice, we’re certain that you will agree. We decided to put our home in Union, NJ on the market in April 2011. We previously sold three homes during our lifetime and one we sold on our own. But in 2011 the market was very different than it had ever been before. We selected a local real estate firm that we thought would know the local market. The house remained on the market for eight months, during which we held two “open house” events. We had four prospective buyers visit the house. We took the house off the market in December 2011. In June 2012 we met Janice Van Der Veken for the first time at an “open house” event in the area. Later that week Janice visited us and discussed putting our home on the market once again. However this real estate agent had a very different approach to marketing our home. Janice insisted that we rid the house of “clutter”, even though we thought we had already done that in preparation for the sale the year before. Janice took us thru the clutter removal step by step. Next she guided us thru some minor, but very worthwhile, remodeling. She went so far as to choose the paint for some rooms that needed painting, after she convinced us to take down some out of fashioned wallpaper. The next step in her marketing program was truly remarkable. She set out to transform our home into something out of Home and Garden magazine. At no expense to us, she brought into our home her own staging material; lamps and paintings, chairs and cushions, curtains and accents. She turned one bedroom into a young child’s room, another into a teenage girl’s room, another into a guest bedroom. The bathroom and kitchen, the family room and rec room looked fantastic. Janice transformed the house without costing us more than the price of some paint and a little work, (the wallpaper removal). The bottom line is that we put the house on the market on June 18, 2012 and it was under contract on July 5, 2012, seventeen days later at a sale price that satisfied us completely. The experience with Janice didn’t end with the successful sale of our home in Union. Janice knew we wanted to relocate to the Jersey shore and even before we sold the Union house, Janice was identifying homes on the market, in areas that we were interested in, within our price range. Before long, and after repeated trips to the shore area with Janice to meet with realtors and home owners, we found the home that was right of us. Janice took us thru the purchase which turned out to be no easy task. First there were repairs that had to be negotiated, a new fence around the pool, chimney repairs, a lease from the federal government for some land adjoining a waterway, and a disputed boundary line to be resolved. After Janice helped resolve all these issues she insisted that we postpone the closing which was scheduled for the Friday before the arrival of super storm Sandy. A good thing she did because the damage caused to the property was now the responsibility of the sellers and their insurance company. After all this we successfully closed on the home, but not before a last minute cancellation by the company that issued us our homeowner’s policy. Janice provided the solution to that problem as well because we were actually out of the country at the time of the closing. Yes, we trusted Janice that much, we knew that she get the job done. If you’re selling or buying a home and choose a real estate agent other than Janice you may get lucky, but after reading about our experience with Janice – why would you!

During difficult times to get a mortgage, Janice confidence, expertise, and service made a challenging experience one easier to manage. Her unconditional service and assistance made the experience feel more personal and intimate than business like and distant. In dealing with Janice, I always felt as if she had only my best interest in mind. If I had to purchase another property, she would be the first person I would reach.

Sold a Condo home in 2012 in Scotch Plains, NJ.
We worked with Janice to both sell our condo and purchase our home. She was great to work with on both sides of the deal. From the very beginning of the listing process she was knowledgeable about both the area, the current market, and the value of our property. She gave great and accurate advice to help us sell as quickly as possible. She also staged our place beautifully which no doubt helped it to sell as quickly as it did. She was accommodating in arranging sale details and visits through the craziness of Hurricane Sandy and a red tape mess of paperwork with our HOA.

On the purchasing side Janice was just as knowledgeable about the area and market, and took our desires in a property to heart in finding a home right for our needs.She worked with and around my wife and my own conflicting and crazy schedules to get us to see what we needed to. She did all of this through a tough personal time and was professional throughout. I would definitely recommend her to anyone looking in the areas she services for any sort of real estate deal.

Before I worked with Janice Van Der Veken, my home-buying experience was hell! After months of struggling to close a deal on a condo, I finally had to wake up and smell the insanity...Immediately after I walked away from that four-month deal that lacked communication from my realtor and went nowhere, I saw Janice's sign on the lawn of a condo and called her. On the other end of the phone, I found a lovely lady who offered me great information without any pressure at all! Janice's effortless approach was so stress-free; she turned my first home buying experience from a negative to a positive with her warm spirit, caring attitude, and helpful professionalism. Helped me rent a home.
Recently, I needed to consult with an agent regarding the sale of my condo in Essex County and relocating to another area in New Jersey. Upon a recommendation, I called Janice. She responded immediately and promptly began gathering information for me. Janice was very thorough in making sure I was informed about the process of selling a home and that I understood my options. While considering locations for my new home, I found Janice to be extremely knowledgeable about New Jersey. She provided detailed information about the areas in which I was interested, as well as some other towns, of which I was unaware, offering the lifestyle and amenities I desired. Janice truly helped to alleviate the anxiety of a task I found daunting and overwhelming. I can't thank her enough for her tireless efforts to ensure that my needs were met. Because of her extensive knowledge, her capabilities and her referral network, Janice VanderVeken is and will always be the only real estate agent that I would ever consider using or recommending to others.

During a twelve year period, Janice Vander Veken professionally staged two homes for me. The first home was a six room townhouse in Piscataway, New Jersey. Janice provided me with high quality suggestions and recommendations, professional photos and a specific marketing campaign to expedite the sale of my home. She listed and sold this townhouse before the Open House was held and I was off to my new home in Southern, New Jersey by way of her referral.

A couple of years ago, I decided to move to Delaware, and needed to sell my Southern, New Jersey home. After contacting Janice, she referred me to a RE/MAX agent in my area. However, I was convinced that she would be able to service my needs more-so than anyone else, so I insisted that she be my Realtor.

Janice was not a board member of the TREND MLS system, but she joined in order to help me sell my home. She provided me with a multi-step marketing plan specific to my home. Additionally, she drove 90 miles each way a number of times to professionally stage my home prior to her listing it. Again, following an outstanding staging process of the entire house, my four-bedroom home was sold by her the weekend of Open House and very close to list price in a challenging market.

The family that purchased my house was so impressed with her professionalism, skills and knowledge they contracted her to sell their home in a neighboring town. It is my understanding that their home sold in a matter of a few weeks with multiple offers. Janice assisted me with my move to Delaware, and I was extremely happy and grateful to her for the help she provided.

I recently contacted Janice to find a rental in New Jersey for a family member. Again, she was successful, and her assistance allowed this process to take place in a timely way.
