Every buyer is different, but the majority of "first-time" buyers I work with in the downtown Orlando area rely on seller's providing a credit at closing - typically 3%.I always tell my sellers, if "x" is your bottom line and buyer is offering you "x" minus 3% for a closing cost credit, then counter 3% higher so your net is the same.Best of luckJeff Reupert

When doing a Short Sale, does a 1099-C protect you from a possible future deficiency judgment?

Answer
The banks can and likely will come after you at a later date.  The banks issue a 1099 because they consider the loss they are taking as your gain.

What if we get an offer?

Answer
Price is only one of the items to take into consideration when receiving an offer.  You should also pay attention to repair limits, various components in the financing section of the contract and several other key items.If you are selling by owner and you don't have anyone looking out for your best interest, then I would recommend hiring an attorney to guide you through this process.  I could help point you in the right direction if you want to go down that road.Best of luck.

THE FOLLOWING INFORMATION WAS TAKEN FROM THE ORANGE COUNTY GOVERNMENT HOUSING DIVISION WEBSITE.The Neighborhood Stabilization Program (NSP) was created by the Housing and Economic Recovery Act of 2008 to respond to rising residential foreclosures and property abandonment. The main purpose of the NSP is to stabilize neighborhoods negatively impacted by foreclosures. Orange County will use NSP funds to acquire, renovate, and sell foreclosed homes at affordable prices to eligible families.What areas qualify under the NSP?In order to have the most positive impact on neighborhoods hardest hit by foreclosures, five geographical areas were selected to participate in the NSP program for home purchase and mortgage assistance. They are the following:1. Pine Hills 2. Azalea Park 3. Union Park 4. Holden Heights / Oak Ridge 5. Meadow WoodsHomebuyers can choose one of the following optionsto purchase foreclosed homes under NSPOPTION ABuy foreclosed homes that have been purchased by the County and completely renovated. HOw do I change the square footage that is listed?

Answer
I believe zillow gets their information from the property appraiser. I don't know for sure as I don't work for them. According to the Orange County property appraiser website the home is listed at 1,670 sf. Permits should have been pulled to do an addition. If they were, I would contact the Orange County Property Appraiser's office and see when they plan to make the changes to their database.

The property is not listed in the MLS, and I don't remember seeing a FSBO sign in the yard (I live around the block). So, if you are working with an agent have your agent contact the seller directly to schedule a showing. I have done this many times for my clients.
