Julie Finstad is a brilliant real estate agent. She worked with me in both the sale of my home and the purchase of my new home. We had been working together for months searching for a new place – downsizing from my current home. It became apparent as we started to hone in on what I wanted/needed that I would need to sell my home first. This Seattle market is crazy and it takes a savvy professional to navigate. My home was listed and after 7 days – we had seven offers on the table, over asking. Julie was amazing in her ability to get the buyers to give their best offer and agree to better seller terms, including a 30 day rent back to give me time to buy a place. Once the house sold it was time to get really serious about buying. There was some new construction I had my eye on. One place in particular wasn’t quite ready to be put on the market, but I knew I wanted it. The builder had repeatedly said he would not do a pre-sale agreement. Julie went for it anyway – we put in a strong offer and Julie worked her magic. The builder said “yes” and the place was mine! Julie really led the way in negotiating both the selling and the buying to get the best deals possible. She is professional, smart, and savvy. It was a pleasure working with her.

Bought a Condo home in 2014 for approximately $425K in Capitol Hill, Seattle, WA.

I was led to Julie Finstad by a trusted realtor in Portland OR, who referred her indirectly, through professional associates. I feel very fortunate! Julie zeroed in on the sort of condo property I wanted, limited to areas of Seattle where I hoped to settle, and within my budget (a difficult challenge!). For several months, nothing much appeared on the market. I was living in Portland, so rushing up to Seattle to try to compete for few properties was discouraging. But Julie boosted my spirits with her warm personality and assurance that "there will be the right home for you." In the end, she found my perfect condo and helped me negotiate the right price. The only hitch was financing... I was best off finding my own lender in Portland, rather than trying to work through a Seattle mortgage lender, who had no history or real care about service to me. On my initiative, I turned to my Oregon bank, with Seattle branches. That too worked out perfectly. I couldn't be happier!

Julie helped me through the entire process of being a new home buyer. She kept our interests as her top priority when looking at different condos when it came to the neighborhood, transit, owner occupancy, and cost. She was consistently available or had excellent assistants to show us a number of places on less than a days worth of notice. She was happy to work around our work and personal schedules.

Julie was an outstanding guide and advocate helping us buy our first home. Several of her specific strengths include:

1) Patience -- It took us almost a year to purchase a home and Julie stuck with us, continued to show us homes, and even encouraged us not to settle for something we didn't really love. 2) Helping us understand what we liked -- We were new to house hunting and didn't have a good sense of what we were looking for; Julie asked helpful questions that guided us in discovering what we really wanted in a house. Julie was wonderful to work with. Always available and prompt in returning calls or texts. I wasn't thrilled with the first set of professional photos and she had them redone. She did everything imaginable to sell our property. I would recommend Julie without reservations.

Collaborating with this engaged seller worked so well! She made necessary improvements, had it professionally staged and professionally photographed. It made sense to reshoot some of the photos since the first ones were shot on a cloudy day. As soon as we got a sunny day I had the photos redone - waterfront condos look like a fun place to be when the water and sky are blue.

Pricing homes to sell for maximum value requires research. It's very important to physically get inside homes that are pending as well as the ones that are active. It's also true of buying homes. It requires seeing enough homes in a given area so you can recognize a good value.
