I began in the Mortgage business in 1993. That was before Mortgage Loan officers had lap tops, smart phones, or the internet. It used to take three days to simply get a credit report. How things have changed in the mortgage business. I never did a sub-prime loan. Never liked the idea of it. Integrity is everything in this business. And I guard mine jealously. I learned my craft beginning in 1993 with Norwest Mortgage doing a lot of refinance business... FHA loans, VA loans, conventional loans...and then graduated into doing more complicated loans like Construction-to-Perm, and FHA 203-K rehabilitation loans. Mortgage professionals are only as good as the organization and people they choose to work with. GMAC was a giant corporation. They were a direct lender. That means one set of guidelines, and one rate sheet for any particular loan. The underwriting department was in New Jersey, the closing department was in Pennsylvania, and for a company that big to adjust it's policies and products to a rapidly changing business climate, was like the Titanic making a sharp left turn to avoid the iceberg.
C&F Mortgage is a "Correspondent" lender that operates on a regional level. For any loan, I have 5 or 6 sets of guidelines (some will do things others won't). I have 5 or 6 different rate sheets to look for he best rate.We do everything every other lender does, except service mortgage loans. We transfer the servicing right after we have closed it with our money,and in our name. Therefore, we are quite different from a broker, with no broker fees. We service the Mid-Atlantic region of the U.S. in states like Virginia, Maryland, West Virginia, The Carolinas, Georgia, and Florida. We're not a small player, by any means, but we are small enough to quickly adjust to the ever changing business climate we have seen in the last five years.
And I work in the corporate headquarters. One of the advantages I can offer my clients is that my underwriting department is on the floor right above me. I can sit down with the underwriter and personally talk about a file. My closing department is also located on the floor above me. In Richmond and the surrounding counties, our appraisal group does all the appraisals, instead of an appraiser coming in from outside the area. The group I work with is undoubtedly the most talented, creative, astute, and capable group of mortgage professionals I have ever had the pleasure of working with.
