Sold a Townhouse home in 2014 for approximately $150K in Gurnee, IL.
I would not recommend Jim to sell your house, If you are going to go with him anyway please do your own research to learn what your home should be valued at.
After interviewing a few realtors we decided to go with Jim and his team. To Jim's credit he is a no nonsense businessman that worked very hard to sell our house. We listed our home for just over the price that Jim told us the previous comparable sales supported. He brought in a marvelous interior decorator who made fantastic recommendations and certainly helped us sell the home faster.
We received an offer and negotiated back and forth and settled on what we believed was a fair price, 24 hours after the listing hit the MLS. It seemed strange to me since I was led to believe that it would take a bit longer but was happy.
My problem with him came when I started to educate myself more and more about the local market (as I now know that I should have done before I set the home price). I figured out that his price was about 8K -10K less than some recent comps supported in our neighborhood. I am very upset that I lost out on the extra money that I could have gotten at closing. Being upset about this I confronted him immediately after closing while still sitting at the closing table. He defended his price and called back to his staff to support his position. What was forwarded to him and what he pulled up on the MLS was precisely what I knew and he ended up admitting that we could have gotten more out of the house. I understand that honest errors can be made in an imperfect pricing industry but if an untrained person could figure it out he should have been able to. It feels to me like his model is to price homes low and move them out quickly so he doesn't have to sit on them, I could be wrong but this is how it felt to me.
Beware and do your homework is he is going to list your home.

Aaron, thank you for the review. As you stated you did interview several other agents that also came up with the same price range for your home. All things need to be considered, such as condition and upgrades. I take this very serious as I always strive to get maximum dollar for my clients.
Sold a Single Family home in 2014 for approximately $150K in Round Lake Park, IL.
Jim was very committed to helping us get our house sold! I was very impressed with his whole team and how efficient they were when things needed addressed they were there. We no longer lived in the area and they would go above and beyond what was asked of a real estate agency!
Jim Starwalt is a fantastic realtor. We have been working together now for 3 years. We have just closed this week on our 4th property with Jim. Jim is also the realtor for our extended family and has helped them sell and secure new family homes over the past 5 years.
As a husband and wife with small children looking to diversify our retirement investments, Jim's honesty and local knowledge has been priceless in guiding us to make the right decisions and spending wisely in an ever changing property market. Every step of the process with Jim is clearly explained making it easier to jump into the unknown. With a fantastic team of Lawyers everything moves quickly.
In addition Jim has helped us to rent these investment properties, provide background checks of tenants, Listed the property and provided all legal and lease contracts. Again making it a pleasant experience.
Found a tenant for a Single Family home in Mchenry, IL.
Jim Starwalt really helped us out with renting our townhome. Our listing was posted with great pictures. We had many showings with feedback. We quickly ended up with a great renter that has been very reliable. This was all made easy for us thanks to Jim's experience and assistance.
Sold a Townhouse home in 2014 for approximately $125K in Wadsworth, IL.
Jim sold our house in 3 weeks and the seller offered List price provided we include a home warranty. His team knows how to get your home exposure. Keep in mind that his awesome team does a lot of the leg work, so if you are looking to talk directly to the person listing your house, Jim personally is harder to get a hold of. If you don't mind not having a personal connection (which we did not mind), I would highly recommend Jim.
Sold a Single Family home in 2014 for approximately $250K in Grayslake, IL.
We had a listing that was going nowhere until we turned to Jim Starwalt. His excellent team made practical suggestions about staging and landscaping changes that made a big difference. His online marketing was top rate and he kept us informed every step of the way. After languishing on the market for six months, we had an offer we accepted five weeks after turning to Jim for help.

The contract and contract negotiation part of the process was pretty smooth and I was really impressed by the time and energy our agent put into giving me the information I needed about every house I saw. All I needed to do was write down my thoughts on each property we visited.
