The rate was great. Somehow much better than others available. The closing was rough as some documentation was not requested until the last minute and the closing had to be delayed by two days.

I specified in my request that I am trying to lower my monthly payment and to not reply if you cannot help with this. He obviously did not even take the time to read this. Who would refinance and pay nearly $1500 in fees plus time wasted to save almost nothing per month??

did read your message, but wanted to let you know that it was unlikely that you were going to be able to achieve want you wanted to do. I assumed that you would be interested in getting some type of answer, rather than no answer at all. I also included a statement explaining this information to you, I hope you took the time to read it. FHA is the only loan program that even comes close to what you want to do, if that does not work for you, then you will not be able to achieve what you want to do. That was the intent of my response to you.
I also read your intent to respond negatively, and decided that you should have the information in the event that someone tried to tell you that they could do something for you. Interest only loans on Arm products only go up to 90% loan to value, and have increased costs. Our current market is designated as a soft market, and is subject to further loan to value restrictions for conforming loan products.
If this information was not helpful to you, and it was more worth your time to send your response, then I apolgize for taking the time to try and assist you.
Jon was very quick to respond to my request for a GFE and provided additional information equally as fast when I asked for details. He seems very knowledgeable and I would recommend him to anyone who is seeking a loan, especially a first time home buyer. We are waiting a few months for the market to settle, but I plan to contact him in the future to discuss our financing options.
