Joel handled the sale of our property which took over a year to sell as it was at the higher end of local market valuations. Although we reduced the price to attract market attention (below what we felt was true value) we knew the price needed to be attractive in a slow market if you really want to sell. Joel kept us advised of market conditions and pricing, and in the end we were able to get competing bids which allowed us to realize true value. In this situation Joel even represented one of the bidders but was professional when another agent had a client who offered a higher price. If you are concerned about what the market will truly accept at the time of your sale or purchase, use Joel.
Mr. Joel Brumbach is a very professional broker, he oriented us about the best way to sell our house. He has the experience and knowledge of the area and the process. He had to negotiate with a very disliked broker who represented the buyers. We have a good relation with the buyers, but their broker create a great noise in the process and Mr. Brumbach had the courage to control that woman.

Sold a Single Family home in 2012 for approximately $475K in Apollo Beach, FL.
I will NEVER EVER recommend this person. He is such an unethical and dishonest person. We had such a horrible experience selling our house.He did not think about our best interest.
He found us a buyer, and asked us to sign the contract right now or lose the buyer. We asked him to allow us 24 hours to find another place. So, I was on my computer for 12 hours until I found the house online. I called the listing agent, explained our situation that we need to see this house yesterday otherwise we are losing the buyer. I finished everything with her and I mistakenly thought he will be happy for us. But he got mad at me for not considering him as the buying agent -( We did not hire him for that part).
He rushed into our house yelling in an inappropriate way saying: let us sign this contract and I am out of here. Instead of discussing and reviewing the contract, he was blaming us for finding a house ourselves. I told him, Joel you want us to move immediately so I had no other choices but being online for 12 hours myself. We wanted this sale to go.
Being mad ,he did not:(a) review the selling contract causing us to lose all our favorite ceiling fans as he did not explain that what the buyer sees; stays in, unless otherwise specified in the contract.(b)- he called the listing agent and gave her hard time.(c) he did not attend the closing.
1- When the buyer asked to fix the drive way to its original condition, he asked me to contact the buyer's agent directly. I did call her and she was very upset for doing so.
2- He did not mention that we can use the same title company for both transactions.
3- He did not notify us regarding the walk through appointment.
4- He did not notify us with the inspection appointment, I opened the door and found the buyer, the agent, and the guy by my porch.
5- Although it states that we need 24 hours notice for showing the house, he would just show up or calling and saying I am on my way now.
6- He was returning our calls and emails until we signed the contract, then he stopped.
We deserve to be treated in a more professional way.
Listed, but didn't sell my Single Family home in 2010 in Apollo Beach, FL.
Unfortunately Joel walked in my house invited to be the agent for the sale and did not greet me, instead he said "your tile has dirty grout, what makes you think anybody will buy your house, there are new houses being built in MiraBay and your house will not compare.". Then he proceeded to review the contract of the real estate broker he worked for at the time not giving me time to read all of the sections.
He wanted to speed up the mtg to go somewhere else. My husband had suffered a heart attack and we were in a financially rocky situation. We had the house painted, carpets cleaned, tile/ grout cleaned all before Joel came that day. I don't know why he was so rude or impatient for me to sign the contract. Then after my husband decided on the price and contract was signed we received multiple phone calls from him to drop the price of the house to the point he told us to drop it 20,000 k . This happened in a 2 month period. He brow beat us too much and we finally took our house off the market. We do not recommend him. We have never had a real estate agent like him or will we again because we are not letting someone do this to us again. We are looking for a pleasant, professional , trustworthy agent.

I am very upset about this comment for the following reasons. We made recommendations to help get the property sold...like clean your tile.....and move excess items to storage. We secured a buyer and negotiated the entire short sale (approx. 120 days to get approval) and the seller changed their mind and said we decided we don't want to move. We went above and beyond on this deal spending upwards of 80 hours at no cost to the seller to get them released free and clear from all debt and the seller changed their mind. We charged a cancellation fee and they were upset that we did and this is why we got the bad review. The cancellation did not even make up for half the time and energy it took to get approval...you can't please all the people all the time!

Joel and his associates were very professional and did a thorough job of getting our property listed in many different postings. During the time leading up to the sale, the house was shown many times. We were always notified with the date and time when the house would be shown. We were also asked if these appointments were convenient to our schedule. The house sold within 6 weeks of putting it on the market.
