I am not new to the task of buying and selling homes--including a FSBO--and have interviewed and worked with many realtors along the way. I can say without reservation that Joel and his team are a credit to their profession. Do not select a realtor, especially on Capitol Hill, without meeting Joel first.

He is a great listener and identifies all the desires and pain points of his client, then consistently incorporates those preferences throughout the process. No reminders necessary. Also, he knows all the players on Capitol Hill and DC -- other realtors, inspectors, lenders, settlement -- and is a strategic and skilled communicator.

We were on the seller side. He identified several inexpensive upgrades, arranged and oversaw the work, staged the house beautifully with his interior design team, shrewdly scheduled the showings and open house, spurred multiple bids, and then carefully walked us through the pros and cons of each to help us make a decision. Our house quickly sold well above asking.

If you're a seller in this market, it's tempting to go the FSBO route to avoid paying commission to your seller's agent. Sometimes that works fine. But if it doesn't work and you do need to call on the services of a realtor, call Joel. We tried FSBO, and did go under contract, which fell through due to some questionable tactics on the buyer's side. After that frustrating experience, we called Joel. Joel's team netted us a price that MORE THAN COVERED their commisson. We walked with more proceeds. Call him.

Joel Nelson did an amazing job selling our house. He offered a full spectrum of services - from staging, excellent photos, and a great floor plan drawing, to recommending minor improvements (and great contractors to do the work).

Joel's knowledge of the real estate sales process is unsurpassed. He went the extra mile to make sure our house was ready to sell at a strong price the first weekend it was on the market. Overall, the process was extremely smooth.

Sold a Condo home in 2013 for approximately $300K in Cathedral Heights, Washington, DC.
I have worked with Joel on 4 different properties over 10 years in DC. He is an expert on local real estate and goes the extra mile to help sell a property. The condo we were selling need some small touch ups, all less then $1,000. He coordinated the work, got it all done and didn't collect anything from me until the closing.

For the staging he used a combination of my furniture and his. The condo looked fantastic and sold for asking price before the open house.

Before you say I must have priced it too low, Joel's asking prices was higher than two other recommendations I got from "professionals", one of whom wanted me to spend almost $8,000 on renovations. Spend more to get less? I didn't do that thanks to Joel.

After talking with other agents from the area, we were impressed with Joel Nelson's insider knowledge of Capitol Hill real estate and the changing market. When he met with us for the first time, he'd already done his research and formulated a plan to make a timely sale at a very competitive price. We hoped to be able to vacate the house before selling it since we planned to move across the country, and Joel made this option possible for us.

Joel was able to identify a range of inexpensive changes to make our home more attractive to buyers for a quick sale. He and his team managed the whole process, sticking to the budget and finishing on time. They even staged the house at no additional cost. From finding a buyer, to contract negotiations, Joel worked hard to get us the best deal and kept the whole process straightforward and easy.

If you need to buy or sell a home, you can't do better than Joel Nelson and Alan Mertz. They are consummate professionals who thoroughly understand the complexities of the real estate business. They are also wonderful people--genuinely attentive to the needs and desires of their clients and an absolute pleasure to deal with. In a tight and difficult market for buyers, they recently guided my wife and me through the process of purchasing a home on Capitol Hill in Washington, D.C. Joel is the best professional we have ever dealt with in a transaction, and both my wife and I are lawyers and very picky. If you want someone to deal with every detail of selling your house, including recommending and coordinating extremely cost-effective and strategic repairs to your house, as well as full staging, Joel is your man. At every turn, Joel negotiated the situation brilliantly, and he always kept us informed and made us comfortable he was acheiving the very best outcome. Bottom line, he has YOUR interests in mind and heart and will achieve the best possible net sale you could hope for. Joel and his team are amazing. I just wish they could do other stuff for us beside real estate. Would absolutely love to work with them again. I give the the strongest possible endorsement. We found that Joel and his team were not only the best prepared and professional listing agents we interviewed, they are your best advocate as well. Joel has also earned a reputation in the area as an excellent buyers agent, which we discovered helps exponentially while negotiating contracts with sellers.

When interviewing real estate agents, Joel was a step above the rest. He did his homework on our house prior to meeting with us, and was able to provide detail on not only his listing plan but provided detailed calculations on how he derived a potential listing price. His presentation, attention to detail, customer service and drive to exceed our expectations was the reason why we hired him.

Once we listed our house, he was an advocate for us (sellers) 100% of the time. We had 2 sets of potential buyers who were under contract with us, but because they had inexperienced buyers agents, Joel had to do much of the explaining and leg work. This was a complicated and frustrating process for Joel and us. However, Joel never faltered and remained positive the entire time! We sold at our listing price and were extremely happy with the outcome.

At the same time we were trying to sell our house, Joel was also our buyer’s agent. His reputation as an honest broker and expert in his field resonated with the buyer’s agent and played an influential role while the owners were reviewing our contract and our competitors. We strongly believe that it was because of Joel's earned reputation, that put our contract above the competitions and we were able to buy our "dream home."

Bottom line - we have no reservations in recommending Joel and his team as either a buyers or sellers agent. If we ever have to list our house to sell again, Joel will be our agent.

I could not be happier with Joel Nelson and the joelnelsongroup realty team! Joel is second to none in his detailed knowledge of DC, it's unique homes and the specifics of each neighborhood/block. I considered myself a fairly knowledge buyer, but Joel provided invaluable information to supplement my internet searches and allowed me and my family to find a tremendous property that met all of our needs. Equally invaluable was Joel's ongoing advice as we evaluated different properties, as well as his extensive, hand-on knowledge of what it takes to make renovations to your historic home and a set of contractors who were equally qualified.
