Sold a Townhouse home in 2014 for approximately $525K in Fairgrounds, San Jose, CA.
Joe from Alain Pinel helped me at a time in my life when I had a lot going on. I was moving as part of a corporate relocation and what made it difficult was that we were having our first child at the same time! Joe is a very detailed oriented and one of the most professional people I have ever worked with. He was always prepared and kept me informed throughout the entire process. By the way he works you can tell he is familiar with the intricacies of the market and the ins and outs of home buying/selling. He is responsive and communicates very well through all available methods, phone, email or text. The home selling/buying process can be stressful and frustrating for anybody, but Joe had our interests in mind the whole time and operated very smoothly. After our very successful real estate transaction, I would definitely recommend Joe and would love to work with him in the future.

Sold a home in 2014.
Joe is a neighbor and acquaintence of my brother and his wife. They talked with him, explaining that we were going to be selling a house out of my parents' estate. Joe offered to meet with us to explain his marketing strategy regarding this house, which is located in a highly desirable area. His presentation was comprehensive, full of information, and included some solid recommendations for pre-sale activities to improve the home's presentation.

We enlisted Joe's help, and the broad ssuite of services Alain-Pinel offers its clients. Joe provided referrals to contractors who did excellent work, charged fair prices, and perhaps most importantly finished on time, allowing us to schedule contractor activities in advance with a high degree of confidence.

When the house was ready and staged, Joe hosted a tour for brokers and other agents. With 44 brokers/agents attending, it seems clear that Joe did a great job of "sending out the drumbeats" throughout the realty community, generating a lot of interest in the home. With two open house days, for under 4 hours each, Joe's marketing, advertising and pool of contacts generated open house attendance of 102 families. Some certainly were lookie-loos, but with that many families clearly there was lots of real interest as well. In summary, thanks to Joe's hard work and excellent strategies, we received six offers on this home. Each of those offers came in over our asking price. In my mind, at the bottom line, this represents real performance.

To be clear, I certainly don't "get" real estate law and the complexities of these transactions. One of the primary reasons for engaging an agent is to help steer you through the process to a successful conclusion without a lot of bumps along the way. I beelieve Joe did an excellent job in this regard.

Lastly, Joe also has his secret weapon. His wife Monica is a loan agent (I hope that title is correct), and is very knowledgable regarding the qualification, pre-qualification and funding processes. In our case, Monica worked the open houses with Joe. Helping not just to show the house, but as an available and knowledgable on-site resource for questions related to funding and financing. Monica also accompanied Joe to the office when we were presented with the offers on the property. As Joe presented the offers, and clarified some of their differences and the impact of those differences, Monica was able to provide a lot of valuable fill-in information related to funding availabily for our offerors. As I said, a secret weapon.

To summarize, I don't think we could have asked for more from Joe. He touched all the bases on our trip to a successful sale.

Bought a Condo home in 2014 for approximately $475K in West San Jose, San Jose, CA.
My fiance and I were looking to buy our first home, and we are so happy that a friend referred us to Joe. Our inexperience with real estate was compounded by the fact that neither of us is native to the Bay Area, and so we were lucky to have an agent as experienced and thorough as Joe is.

From day one, Joe took extra time to explain every step of the transaction to us to ensure we fully understood everything that was being done. He was supremely professional, a trait that was noted not only by us, but also by other agents to whom we submitted offers. He was quick to respond to e-mails, phone calls, and text messages, was willing to meet with us in person virtually any time, and was always early to in-person meetings.

Due to Joe's helpful advice and his thorough handling of paperwork, we were able to complete our home search in a very efficient manner. We began looking at properties in mid-March, and had closed on our dream condo by mid-May. We viewed a total of 30+ properties - many of which were selected by Joe with careful attention to our needs and desires - and found success with the third offer we submitted.

Joe not only gets the job done, but also adds meaningful personal touches to help his clients as much as he can. For example, he took it upon himself to purchase a bathroom fan to replace one that was not working in our condo. He treated us not just as valued clients, but also as friends. We would not hesitate to recommend Joe to anyone who is looking for a real estate agent in Santa Clara County.

Bought a Single Family home in 2013 for approximately $600K in Fairgrounds, San Jose, CA.
Our house search started in June when my husband received a job offer that uprooted us from Las Vegas and brought us to the Bay Area. We knew we would have temporary housing available to us until October, but that didn't stop Joe Rodriguez from treating us like VIPs from Day 1.

For reference, my husband and I had a home in Las Vegas and have dealt with a handful of other realtors before we were fortuitously assigned to Joe. Compared to other realtors, Joe is a 5-star professional, showing up to properties early so that he can preview homes as well as neighborhoods. He's very detail-oriented (we once walked out of a property and were really excited about it until Joe pointed out that it didn't have a laundry room!) and genuinely wants the best for his clients. At no point in our 4-month home search did we ever feel rushed or forced into a property we weren't absolutely committed to.

He was relentless in finding us a home that we loved while keeping within our modest budget. He went into homes with us as if he were buying the homes himself, opening every door, turning on every light and listening for any hint of traffic noise. He called, emailed and texted as soon as he heard anything back from home sellers and always maintained a personal touch when it came to remembering things we mentioned in passing. He was present for every inspection, document signing and walk through and even outstaged our Escrow officer when explaining our documents in terms we were more familiar with!

After 30+ home visits, 2 bids, and one successful offer, we are finally moving into our home, thanks to Joe! Joe has set a high expectation for others in his profession and we will be referring him enthusiastically to all our friends and family in the Bay Area.

We met Joe at an open house. Where we had given him our name and information. He contacted us shortly after our meeting. After speaking with Joe we felt confident Joe would works well with us and that he did! Joe was very efficient, punctual and dedicated in helping us find our home. Through our home purchase, he was extremely knowledgeable when in contract and negotiations. Joe goes above and beyond to ensure his clients have a smooth transaction. It was a pleasure to work with him! I would definitely recommend him and if needed in the future use his services again. Thanks Joe!

Bought a home in 2012.
Joe was so helpful to me and my husband. He and Monica helped us purchase our first home in December. We had been working with him since August. They had a great relationship with our apartment complex (Archstone in Santa Clara) and since we were new to the area we thought we would give it a try. We are so glad we did. Joe helped us find move-in ready houses in areas with good schools. He answered all of our questions and never made us feel that they were stupid questions or that we were bothering him (we've met other realtors that were not as nice). Joe was never pushy about any of the houses we saw either (and he took us to quite a few). If we ever need a realtor in the future, Joe is the first person I'm going to call.

Sold a home in 2010.
Joe is an impecable realtor who provided me with the best real estate service I ever received during my entire real estate investment life especially in the past 1-1/2 years in searching for an investment property with him. Since very early on in my quest to search for a perfect investment property, Joe has been upfront and would not hesitate to point out flaws or imperfections in any of a couple of dozen investment properties we looked at, either structually, economically or geographycally, setting aside his personal gain and putting his client's satisfaction above all others. He was never once late to show up at every appointment we had and always prescreen for potential problems with the listing agent(s). He would call off the apoinment to save us for any hassle, or dissapointment if and when he thinks that the property is not a good investment. Once we locate a good property and made the offer, he would spend the time with us to make sure that all the 'i' s are dotted and all the 't' s are crossed on the purchase contract, disclosures, income statement and title report. Last but not least, when I ran into road blocks on a few of the last remaining due diligence items like fire sprinkler requirement and easement right where the city would provide ambiguous and conflicting advices, he would go out of his way and contacted someone higher up to obtain answer(s) that would make all of us sleep well at night after the close of escow. At the time of this writing, I'm working with him on my second investment property.

Bought a Single Family home in 2012 for approximately $575K in Blossom Valley, San Jose, CA.
I randomly picked Joe off the internet to help my husband and I start to look for a house and I am so happy I did! Joe listened to what we wanted in a house and did not pressure us to look at houses that didn't meet our needs or that were beyond our spending range. I felt as if he was more concerned with us being happy than him "making the deal". We will being using Joe as our agent in the future and would definately recommend him to our friends.
