Bought a Single Family home in 2011 for approximately $150K in Midtown, Memphis, TN.
Joe knows the market -- and he will always give you an honest opinion - even if it is one you don't really want to hear. In addition to his property prowess, his "little black book" of resources comes in VERY handy when renovation times comes along. His contacts are more than reason to do business with him! As an added bonus, he is laid back and puts his talents to work for the city in his spare time.

Bought a Single Family home in 2013 in East Memphis-Colonial-Yorkshire, Memphis, TN.
While looking for homes online I requested agent assistance and was SO lucky that my click brought me to Joe Spake. Though I have bought homes in the past, this one was different because I was looking for a long-term investment. Joe has been amazing!
He has offered advice about fair market value versus listing price. The home that caught my eye is 100 years old and although dated and in need of some TLC, Joe smartly suggested having tradesmen examine the HVAC, the chimney, etc.
Joe offered advice about renegotiating the price and executed this deal with ease. He provided me with contact info for contractors and trades people who were prompt and efficient. I could not be happier with the results of this home search. In fact, if all goes well this next year, I may well be looking to purchase again and Joe will be the person I call.

Bought a Single Family home in 2012 for approximately $200K in Midtown, Memphis, TN.
I just bought my first home with the help of Joe Spake. His local knowledge and patience were invaluable, as I am not a local Memphian. I'm sure I needed more help than the average homebuyer, since I wasn't really sure what I wanted until we got started. Joe was patient, knowledgeable about neighborhoods and had great instincts about homes and what I would need.
I appreciated that Joe was attentive but not pushy, and I felt comfortable with him from the very first day we looked at homes. He was also very helpful throughout the sales process - from what to expect from the mortgage brokers to the inspectors, and was very helpful with references for local contractors. I would highly recommend Joe for your home search.

Joe Spake is our go-to guy for all things real estate! His easygoing manner along with extensive knowledge and experience make it a pleasure to work with him. Joe provided sensible advice throughout the entire process of repairs/updates and staging thus helping us make the most of these investments and avoiding pitfalls of unnecessary overspending. As preparation for closing progressed, he kept us informed and advised us appropriately so that closing the sale was seamless. Even in a competitive real estate market, our home sold within one month of initial listing.

When I decided to buy a home in midtown I knew I needed to shop for a buyers agent that knew the area. Joe was exactly what I was looking for. He listened to what I wanted and asked all of the right questions. His knowledge and expertise made the entire process flow much more easily. I would highly recommend him to anyone that is looking to buy in the midtown or downtown area.

Joe came highly recommended from a friend. Our house was listed by Joe and during the time on market, he was proactive in setting up open houses, placing ads, etc. Joe returned calls quickly and was very accessible. Punctuality is very important to us, and whenever we set up a meeting time, Joe arrived right on time.
Our house sold after 2-3 weeks on the market. I would definitely recommend that anyone looking for an agent contact Joe.

Bought a home in 2011.
Joe's knowledge of Memphis and specifically the Midtown market is extensive. I had very specific requirements on where I wanted to buy and Joe narrowed down the properties that met those requirements extremely effectively. Given I was purchasing from out of town on behalf of a college age daughter, the following were key in my selection of a buying agent:
1) Trustworthiness - someone I could trust completely who would be willing to take students seriously including a willingness to show them round properties in my absence. 2) Honesty - someone willing to work with me remotely, telling me a property was overpriced, not in a good location or could become a money pit. 3) Knowledge of not only the immediate search area but surrounding neighbourhoods. 4) Knowledge and referrals for local services (loans, repairs, lawn maintenance etc) 5) Knowledge of the TN real estate buying process
I read the reviews on Zillow and saw that Joe had high recommendations in all of these areas. Having completed my house purchase, I can honestly say that Joe definitely lives up to his reputation and deserves the five star status. I would willingly work with Joe again on either the buying or selling side of the process.

The only thing I hate more than shopping is moving, so the "selling and buying of a home" process is possibly the least fun thing I can imagine doing. Joe made the whole process surprisingly tolerable.
Joe's advise was solid. From our very first meeting, he had the answers to all of our questions. He helped us determine a strategic selling price and guided us through the offer/counter-offer process. I hate haggling so his knowledge and experience was very useful.
Joe's responsiveness was exceptional. Within hours of signing with Joe, our house had a website and we were all over the internet. He was available anytime we needed him by phone or email. A day was never wasted waiting for documents that needed to be signed or delivered.
Finally, Joe really knows Midtown Memphis. In our case, we didn't want to leave midtown - we just need a bigger house. My husband and I cannot recommend Joe enough! He showed us properties for over a year before we found the perfect house. His expertise is only matched by his seemingly endless patience. We adore him and would recommend him to anyone looking for the perfect home.

Joe Spake is very knowledgeable, professional and personable. He knows the local vibe, market trends, and people. We were out of state buyers purchasing a home in Memphis, and Joe walked us through every step in the process, alleviating our stress and worries with such a big move. When I chose to sell my home several years later, in 2010-2011, selecting Joe as my realtor again was a great decision. He did a tremendous amount of marketing to find just the right buyer for my very unique home. Thanks to his efforts getting it listed on the Lustron historic registry, obtaining media coverage, and increasing on line visibility through multiple sites, it came up #1 on Google searches. I could always count on Joe to provide honest feedback and excellent suggestions. It can be stressful being an out of state homeowner, but it was very helpful to have Joe as my realtor.
