what is my homes value

Answer
The only way to know the value of your home is to have a local agent view it and prepare a market analysis based on the sale of similar properties within your neighborhood.

what shall I do if I want to purchase a condo without agent?

Answer
I agree with the other agents that you really should get an agent since you are not familiar with the process, but if you are going to go it alone some things to consider are.  What contingencies do you need in the offer:  inspection, attorney review, mortgage and condo doc review most likely.  Also, what have other units sold for.

I have an offer in on a short sale (Capital One is the lender)...

Answer
I would try to get a counter-offer from the bank so you do not have to keep guessing, and going up bit by bit to see what they would take.  But it sounds like you are making some progress.

We want to do a sale by owner but need to know about the BI market for lower-end homes.

Answer
Since you are indicating that you do not know the market and need information on it, I strongly recommend hiring a local agent to assist you.  It is not an easy time to sell homes, especially by owner.

how do you decide whether this house makes me to move?

Answer
A "make my move" Seller is not necessarily planning to sell, but if someone is willing to pay the price they quote, they are indicating that they will.  Needless to say, the price is probably on the high side.  Indeed I would move to if someone would pay me way too much for my home.

Also, what are assessments for the condo association?

Answer
A condo association assessment is a monthly fee paid to the association for the condo building to take care of common expenses such as maintaining the buildings exterior, hallways and other common area.  Assessments also pay for insurance on the building, garbage removal, management fees, common utilities and any other expense that the association deems appropriate for all the residents to pay.  If you have other questions you can contact me at www.JohnNashHomes.com

how do you determine the prices --the zestimate for the homes?

Answer
I do not work for Zillow, but can make and an educated guess on their method.  They gather information from public sources such as the tax assessor and listing services and then look for sold homes that have similiar data again relying upon information in the public domain to find the similiar properties.  This method may be okay for a very general ball park estimate for a typical average condtion home, but to get a good estimate you need a Realtor how knows the area and can pick good comps based on location, size, condtion, style and other important characteristics.  For more information I can be reached at:  www.JohnNashHomes.com
