In order to make my time more available to owners, tenants, marketing and managing properties, I have hired an assistant to take care of routine office activities. That's really important so I can focus my time where it is needed most.
I think it's amazing that many property managers don't own any rental properties themselves. How can they know how it feels to pay a mortgage payment with no income from that vacant property? Do they really understand the anguish of an owner when a tenant is late with the rent payment and the mortgage and HOA payments are due? Do they understand the anxiety of an owner when the heat/ac system is not functioning or there is a leaky roof? Myself, I have built my own rental portfolio, one property at a time as I could afford it. I now own several rental properties and they are all rented and making money.
