3 bedrooms and 1 bath is usually more marketable than 4 bedrooms and 1 bath. Call the "4th bedroom" something else. It will be a pleasant surprise for the buyer to have the option of a 4th bedroom. Take care, Jon

Open house date, what happened to the input field?
I am trying to update my open house schedules for this weekend and can no longer find the location on Zillow where I can update that information. What happened to it or where did it go? Please let me know. Thanks, Jon

I simply add this sentence to the "Special Showing Instructions" portion of my MLS listing: Agents must accompany open houses, unless arranged, for representation and compensation eligibility.Basicly, if a client shows up at an open house without a prior call or e-mail from "their agent" then I automatically consider that buyer my buyer. I feel as though am the agent that has procured the listing, advertised and hosted the open house and done everything else to help get that property sold. I don't recognize an offer as an offer from a broker who hasn't done their duty. I can't wait to be sued by one of the discount brokers so that I can help establish case law. Take care, Jon

Hi Rachel, thanks for the kudos. I don't understand why you are giving any money back to the seller and why you are showing your listings to any buyers without their agent present. At the very least, that agent should call you to arrange the showing. And that agent better have a good excuse as to why they can't make the showing. Otherwise, I tell the buyer that if I show them the property they will need to use me to make an offer on the property. I don't work for free (or even at a discount) and neither should you.

I've heard of Lillian through a seminar that I took through Star Power Systems. She has one heck of a real estate sales system working. I know how to employ the system, it's just tough to implement it. Anyhow, I've never personally met her or done any business with her. Take care, Jon

Hi Elvis, I'll show my listing to any buyer but I will make sure the buyer knows that I am going to represent the transaction and am going to be compensated for showing that buyer the property. Otherwise, I'll tell that buyer to call their agent to set the appointment and show up for the appointment. It's really not much for a buyer agent to do. I don't have time for any "trickery" and will espouse that during the first conversation.
