best resale/appreciation zip code in san jose

The best areas for strength in resale and appreciation with a San Jose address would be Cupertino area (95129) Moreland/Campbell (95130,95117,95008), Most of Willow Glen(95124),  Almaden Valley (95120), as well as some areas of 95128(Cambell Schools) and 95126 (Rose Garden area).  I like the Cambrian area as well (95118).Cambrian area has been hit with a lot of Foreclosures but seems to be rebounding.  I have clients writing offers on single family homes in the $450k range and competing with 10+ OFFERS on every house!  I think people are realizing it is a good time to get in the market, even though it may not shoot up in price any time soon, you can lock in a mortgage @ the 5% range that will help affordabilty tremendously!  Like the Cambrian area, a lot of the hard hit areas in San Jose (South SJ, North Valley, Alum Rock, Evergreen, Blossom Valley etc.) are seeing multilple offers on the low end of the spectrum.  Could be a turning point coming up!James Petersonwww.JamesSellsTheBay.com

Homes in this part of Santa Clara are selling quickly. Mainly because they have Cupertino Schools. The best comp would be a home down the street that sold a couple of months ago:3431 TRACY DR, Santa Clara 95051 (Santa Clara)$828,800 Beds: 3 bed(s) Baths: 2 bath(s) DOM: 18 CDOM: 18 MLS: 80811714 He may be slightly overpriced, yet you never know in this area...Someone may be willing to pay that or close to it.James

neighborhood

the neighborhood is great. Very quiet, close to Cabrillo Middle school and Bowers Elementary. The high school is Wilcox which is on Monroe street close to lawrence exp. Not the top schools in the area, but distiguished and good schools.-James
