I believe Marcy is right about the buyers commission. You have to pay the buyers agent if they bring in a buyer, but then again you can always work that into the deal. The buyer pays their own agent, but in this market I doubt that would work...good luck.

The house next door to me is listed with assist 2 sell. It has been on the market about a year and a half. All assist 2 sell has done is put a sign out front with some flyers and a lock box on the door....save yourself some money and get that stuff yourself for under a $100.00!! List your home on a free FSBO website. That would work better than Assist 2 sell.

I 100% agree with you. There is an agent in our area that has tons of listing but they all have been sitting on the market for over a year, if not more!!! The reason....most of them are about $100,000 over priced. Most of the homeowners are pulling their homes off the market because the agent wasn't giving them a realistic price on their homes and they are giving up. The agent not only wasted her time and the homeowners time but I am sure tons and tons of agents. This has to stop. Agents need to stop taking listings just to have a listing. Only take it if you are confident that you can sell it and it is priced accordingly to today's market.

Alen, in case you can't read, he started with listings...which has led him nowhere and frustrated so I am just (suggesting) a different approach. And it is just a SUGGESTION. Not everyone likes being a buyers agent. Not everyone likes spending there weekends taking clients to 3 or 4 showings, they rather just have listings....Not everyone starts out being a buyers agent.  HE DIDN'T. Some agents just take listings at first and deal with buyers as they come along. Plus, you don't have to be on a team to specialize in a particular area. I hope you don't come at people the way you just did to me because you are just the reason why people dislike Realtors......does it make you feel better about yourself to pin point out a persons advice that is not even writing to you? I hope it does...because there is really no reason for it.

Don't get discouraged! I am just starting out too. This is the best time to educate yourself. Learn from agents that have been in the business for a long time, they are willing to teach and give you the time you need right know because of the market. Try to specialize maybe in one area...like being a buyers agent. Learn everything there is to know in that one field and advertise that you specialize in that area of real estate. Since it is a buyers market, maybe that will bring some interest onto you as an agent. Hope that helps. Like I said I am just starting out too. Plus take the suggestions from the experienced agents on here and apply them, they might help. Best of luck and always keep a positive attitude. :)
