I would not call an appraiser as they can be expensive....The number one basis for price is what the buyer is willing to pay for your home. Best way to establish value? Call your local real estate professionals for a price opinion. The professional will know what is being sold for what price in your area. I would call three to get three different opinions...it is free and they are experts.
If I were in your situation, I would hire a real estate professional to manage the process. NO sign in the yard and showings only during specific times. I would make sure the agent was there during the showings hours to field any potential questions form neighbors...plan and strategize with a good neighborhood agent. Also the agent maybe able to sell your home before it hits the market depending on the demand in your neighborhood....best of luck...mums the word :)
You never owe an agent commission however if you want an agent to show your home you will normally need to pay them a commission.......

Yes agents can and do this....they must have the sellers permission. IN addition they must explain to the seller the benefits and potential draw back i.e. maybe you could get a better price. Some sellers just want their home sold fast without a lot of people walking through the home. They want a fair price form a buyer who is committed tot he process. Also some sellers find a buyer then ask an agent o manage the transaction this would be another reason for this action....best of luck
In my experience you have a couple routes; your agent can use their measurements if disclosed as agent measured in the sq ftg disclosure in Colorado, you may use an old appraisals sq ftg or you may go to city and county records. your agent can figure out the best route...best of luck
No seeing you lot makes it tough but here is what I would do or my thought process, if it were me.....do my neighbors have fences? If I were to buy this home again, what would I want? Could I put up a privacy fence on the sides and use a lower wire fence in the back so it still feels open? Best of luck
