As you have been advised. Contact a LOCAL agent and check out the "zestimates" feature on Zillow. The agent can compile a CMA using current active, pending and sold listings. They should stick to info that is no more than 3 months old. Consult your buyers represenative, your REALTOR. They can provide you with a CMA for the property that you are interested in. A CMA will give you information about properties that have sold in that area, the price that they sold for and how long they were on the market. Your REALTOR can also include what is currently on the market, it's price and length of time that they have been listed. This snapshot will give you a good foundation for what range your offer price should be in. Your REALTOR is great source of information, use them.
