Thanks to Karen, our family closed on a single family home in early June. We are extremely happy with her services, would put our reputations on the line to recommend her to close friends, and will definitely use her for any future real estate endeavors.<br/><br/>What we liked about Karen:<br/><br/>1. She is attentive - even though she has lots of clients (and a family of her own), we always felt like we were her number one priority. We probably looked at about 50+ houses during our search. 2. She is professional - you can tell she's been in the real estate business for a long time, and she understands the intricacies of the profession. 3. She is knowledgeable - I don't think she ever used GPS when showing us houses because she knows the area so well. This is especially important if you're looking for areas with good schools, parks, etc. 4. She is opinionated - She gave us honest opinions about areas, particulars of houses, etc. when we asked her to. 5. She is responsive - day and night, weekdays and weekends, she would email us or call us whenever we asked a question. 6. She has good help - there were several Fridays that she was busy and couldn't show houses. But, her co-worker Marcus (also great, friendly and honest) would step in and show houses to fit our schedule. 7. She is patient - We changed locations in the middle of our search, which is basically like starting over. 8. She did everything to get our offers approved - Karen wrote very kind, strong letters to convince the sellers to accept our offers, has great negotiating skills and would call the sellers agent to see if it's even worth making an offer. 9. She uses DocuSign - best invention ever! We work full-time jobs that require travel at times, so we were not always available to meet with Karen in person. Luckily we would review documents, contracts, etc. over the phone and sign them via DocuSign.<br/><br/>What Karen could improve on:<br/><br/>1. It's hard to think of anything. But if we had to give some constructive feedback, it would be to make the subjects on her emails more descriptive rather than something like, "more houses."

What we liked about Karen:

Bought a Single Family home in 2011 for approximately $550K in Milpitas, CA.

We started our home search about 9 months ago. We found Karen through yelp and setup an initial consultation. We setup consultations with 2 other well rated realtors as well. In the end, we decided to go with Karen because of her knowledge, and we are glad that we did. We were shopping for townhomes in the south bay area and Karen was very knowledgeable with these neighborhoods. She knew what areas retained good home resale value, which areas had good schools, and anything else that might be of our concern. Her advice saved us from making several wrong choices. Karen also took the patience to work with us, as our search lasted 9 months. We were very picky with our search, yet Karen worked with us in finding the best home that met our criteria. During the closing process, Karen was very thorough in making sure everything was covered. This wasn’t our first home purchase yet she still caught a lot of things that we missed. She was very good at staying on top of both lenders, the title company, and everyone in between. She even had good advice for home improvement ideas and references to people who could help us later. Overall, we were very pleased with Karen and very grateful of her services. She is very knowledge in the field and we highly recommend her as an agent.

Sold a Single Family home in 2010 for approximately $700K in West San Jose, San Jose, CA.

My husband and I recently (April 2010) sold a house with Karen. When I did the research on realtors I used the reviews I found on Yelp as part of my decision making process. I have to say they were all accurate. I'm a small business owner and really don't have the time to manage selling of a house. Karen made this process extremely easy; as a matter of fact I never met her (never had the time). She just took care of everything. There are three things that I found outstanding. 1) My husband and I make decisions very differently and we have very different communication styles. That can make a process like selling a house difficult for a realtor who has to work with both of us. Karen was able to work with each one of us and with both of us together. She adapted her style to whatever either person needed to make the decision. 2) She really worked hard. I'm not accustomed to realtors working this hard. 3) Karen communicates well and sees things through to the VERY end. She leaves nothing up to chance and that's just the kind of realtor you want.

Bought a Single Family home in 2010 for approximately $925K in West San Jose, San Jose, CA.

My husband and I recently moved from Fremont to Campbell and we got a referral on Karen List and checked out Yelp, etc. I have to say from day 1, I was beyond impressed with Karen. She could read us and our needs for our family day 1. She was on top of sending us houses that fit our criteria and met us to show us each and every house. After two months of searching - we found a house and it happened to need a short sale. If you are looking at any sort of a short sale - you need to work with Karen. She knows this process better than anyone I know. She was able to negotiate us an amazing deal for our house when the bank appraised the house for more than 75K more than what our offer was. Like any short sale - issues arose and Karen is so detailed oriented she was able to help with any issue that came up. If we move again or sell our current house - we will not work with anyone else besides Karen.

I might also add it is always stressful selling or a buying a house but with Karen - she is so detailed, never misses a beat you will finally be able to just enjoy finding the right home!

Bought a Condo home in 2010 for approximately $175K in Alum Rock-East Foothills, San Jose, CA.

IT IS YOUR LOSS IF KAREN’S NOT YOUR AGENT, PERIOD. A brief intro of myself. Im a female under 30 and very tight on time, and no one or nothing has ever motivated me to invest my time in writing a review. I have never in my life left any reviews for anyone before until this day. Karens a miracle to me. Mine was a very small purchase: 1 bedroom condo in an area where I would never put my child in school if I ever had one. Trust me, my price range was very small that I got flaked off by two agents. After being literally dissed by two realtors to even show me homes, I gave up. I knew that it was a great time to buy, but I thought maybe I had to save more money for a down payment and put my self on a high payroll for an agent to take a look at me. Anyway, I get an email from Karen, who was referred to me by Aaron from Stewart and Soss Mortgage (Thanks Aaron, if it werent for you for introducing Karen to me, I would be still sitting in my room brooding), who introduces herself and asks for what kind of place Im looking for. I didnt write her back the same day and I get another email the next day asking for a response. I called her back and BOOM~~! We meet up to see the places within two days, I tell her I like these two units, she contacts the sellers ON WEEKENDS, does her homework and get the comps, put in an offer within that day I decide to put in the offer, totally negotiates the prices and gets it a whole LESS than the listed price. (As I told you previously, it was awfully small purchase already and she made it smaller.) She does that within a blink of an eye and I am already in contract within a week of meeting her. Some crazy story, right? EFFICIENCY. Thats just Karen. She doesnt do any of Please leave your message, Ill get back to you within one to two business days. Everything is instant by email. Contacting the sellers, escrow people, loan people, you name it. She will push push push the other parties to do their job by constantly by asking for updates. And of course, you get ccd like crazy, so you are on top of your case. She doesnt give you a chance of asking yourself whats the status. RESULT. There are things that agents dont have control over, but I think whats important is how the agent is on top of your case and pulls your case through. Thats exactly what Karen did. Within about 2 months of first meeting Karen, I have my keys to my new home. Im a happy camper! Heres the thing. The reason why I was so impressed and made me write this long novel about her was because it was amazing that she ALWAYS made me feel like my case was her number one TOP PRIORITY. Was I buying a mult-million dollar home where it was going to land her with more than 30k commission? Nope, definitely not. Was she a rookie where she needed a guinea pig to build experience? Nope, absolutely not. She is totally opposite from snobby agents who only smell money. Although her regular base clients are high priced homes, she also takes on small cases like me because she really likes what she does. She has more than fifteen years of experience and darn it, shes so professional. Karen values you and looks out for you. Lets just say that shes the definition of a true agent. Like I said, its your loss if Karens not your agent. If you are looking to buy or sell a home, take mine and other reviewers advice and contact her ASAP. Youll be thankful later. Bought a Single Family home in 2010 for approximately $825K in San Jose, CA.

We bought our first home May of this year and Karen was there for us throughout. When we first started looking in May of last year we picked Karen based on her yelp reviews and neither she nor yelp let us down. We are first time buyers who had no clue as to how to go about doing things and Karen was really nice and helpful. She answered the most stupidest of questions and guided us through the process. Never once did she pressure us to buy a home if we did not like it and neither did she pressure us to increase our offers if we did not feel comfortable beyond that number. She was always honest with us whether it be about the home or about the offer we were placing. She took time and effort to see what we wanted. Whenever we walked a home, she would explain everything and answer our questions and also make some recommendations so that we knew what we would be getting into with the home. Karen is also super responsive via email as well as phone. She also keeps us in touch with the market pulse via her email updates. Her emails inform us of the state of the market, let us know what is selling and what is not and provide all the detail in an easy-to-read and understand manner. We wholeheartedly recommend her and hope you have the same experience we have received from having Karen as our agent.

Bought a Multi Family home in 2003 for approximately $425K in Fairgrounds, San Jose, CA.

Karen is absolutely awesome. She helped me buy my first home a few years back, when I know NOTHING about buying a house. She taught me what I needed to know, and my whole home buying experience went extremely smoothly. I couldn't be happier with her service! She took care of every single little detail, all I had to do was basically sign some papers and boom! I have a house! Karen referred me to loan officers, house inspectors, and whoever other contact I needed, and ALL of her referrals were great. I depended on her service totally during the whole process, and she proved that she is worth my trust every single time. I would definitely recommend Karen to all my friends and anyone else who's looking for buying / selling a house.

As a first-time home buyer, the only thing I could do was search for houses on the internet. I didn't know if they were in good or bad neighborhoods. I had no idea what a short-sale was or what the whole process of a short-sale entailed. Completely clueless, I found Karen on yelp and wrote her. My first email to Karen was a huge list of questions about mortgages! She kindly let me know that she was not the person I should be asking those questions to and directed me to find a loan officer. Once I got pre-approved, I wrote back to Karen and we started house hunting. Despite my inexperience, Karen was really encouraging and positive, teaching me the ropes of shopping for a home while being realistic as well -- letting me know what I could expect for my price range. There was one particular home I saw on her search page that I was really excited about but as my first appointment drew near, Karen discovered the house was no longer an active listing. I was upset but understood because it was unlike any other property I had seen in my budget. Knowing how much I liked the property, Karen called the listing agent the morning of our appointment and found out it was actually available!! The listing agent simply hadn't updated the status. I bet I was one of a few, if not, probably the only person who got a chance to view the property since the previous offer fell through. It was such a great space that I was insecure about putting in a lower offer than the already low list price but Karen encouraged me to make it anyway and said "what do you have to lose?" After our first appointment, I submitted an offer on my first house. This was a short-sale. The property had previous offers that for whatever reasons didn't come through. Because of this, I think the sellers were really eager to get rid of the house so they immediately submitted my offer to the bank. After that first nervous hurdle, the next one was their bank. We waited for 2.5 months and periodically Karen would ping the listing agent for a status update keeping me in the loop so I knew she didn't forget about me. I had convinced myself that there was no way the bank would accept my low offer. Karen was really knowledgeable and experienced in short-sales. She eased my worries about another buyer swooping in so long as we were in contract. I felt comfortable patiently kicking back and waiting it out. I remember being in a work conference when I got her email telling me that the bank had accepted -- I just kind of sat there with my eyes bugged out staring at my email, I could hardly believe it! After that, things happened quickly! I put in my 30-days at my apt, hired movers, bought a plane ticket for my mom to come up, took off a few days from work and was ready for my new home -- thinking, there was NO WAY this wouldn't close when it was supposed to. Big rookie mistake on my part. Thank goodness, Karen swooped in to save to day. Of course there were revised or missing docs on the seller side all the way up to the final days before closing and Karen stayed on top of everything making sure all parties involved didn't forget about my case and basically advocating on my behalf in my best interest. She did EXACTLY what you'd want an agent to do that is representing you!! Many parts were out of her control but thanks to her determination and everyone who worked with her to help push this through, I closed on-time and I didn't have to reschedule my big weekend because of someone else's oversights. I'm now happily living in my first home which as it turns out I got at an amazing deal! I couldn't be happier and so much of this wouldn't have happened if it weren't for Karen. I highly doubt another agent would've fought that hard for me. I could be wrong but I may not find out since the next time I buy a house, I will definitely be house shopping with Karen again!

Bought a home in 2008.

Words CANNOT describe how superb Karen List is as a professional realtor that deliver top-notch world class service! About 2 years ago I was considering buying a condo. Karen is not a friend's referral. I just took our fellow yelper's advice and picked Karen as my realtor because of the high ratings and the good things I read about Karen. From the first day we went to condo, Karen did everything she promised. Did I mention she was awesome and surperb and friendly and awesome? She looks out for her clients from start to finish- I got follow up emails even when she was on vacation in a resort. She is never pushy. She is always on time for her appointments. She is always informative, has a lot of positive energy, along with her no BS attitude, oh my, this is exactly what everyone should be looking for as a realtor. From day one to closing, she is there for me. After the seller accepted our offer, Karen kept me very informed about the time line of what I need to do from day 1 to closing. As a first time buyer, her knowledge and advices are extremely valuable. Since my purchase I have referred Karen to my friends, and they all have great experience with Karen. Overall, a 6 stars experience, out of 5 stars. : ) Call her now! I can't tell you how great she is.

Bought a Condo home in 2010 for approximately $275K in Willow Glen, San Jose, CA.

Great experience, she helped me purchase my home, there were a lot of trouble due to it being a short sale, but she navigated through everything with ease and offered to help when I was out of town to handle various parts of the deal. Would highly recommend.
