Do you really need a Realtor when you buy New construction?

I am the Realtor for a new construction townhome that is being built for my buyer right now; it will be finished in 2013.  Everything that Mary McNally posted in her reply is right on!  If I was not involved, the buyer would probably have ended paying more for less.  I am not implying the builder would have taken advantage of my buyer's inexperience, but my buyer is grateful that someone he can trust and who is truly looking out for his best interests is on his side.

It does seem unfortunate that your buyers went with an automated service, such as Zillow, instead of relying on the expertise of a licensed appraisal whose valuation is much more detailed.  Zillow is a tool, not the final authority.

how can i get a loan

Answer

If you are working with a real estate agent, I would ask that agent to recommend 2 or 3 mortgage professionals who they believe are fairly aggressive, hard-working, and with whom they have a great working relationship.
