Working with Buyers:
Kyle has a 6 step process for working with buyers that has proven to be successful throughout his career.
 
Step 1 - Client Interview - Kyle will take the time to listen to what characteristics you are looking for in your new home and what your budget is. This step will ensure that he finds you the right home and negotiates the price you need.

Step 2 - Pre-Qualification - Kyle can provide you with options for financing your new home. This step will ensure that you understand the terms (interest rate, payment, expenses, etc) of financing before you commit to purchasing a home.

Step 3 - Home Search – Kyle will search the market daily for your new home and send you updates when new properties are listed. When he finds properties that interest you, he will schedule time for you to view them.

Step 4 - Negotiation - This is the part where it really pays to be working with an experienced Agent because multiple offer situations are common due to a reduced inventory. When you find the right home, Kyle will aggressively negotiate to ensure that your offer gets accepted and that you are getting the best possible deal.

Step 5 - Inspections - Kyle will counsel you on the options for inspections and suggest professional, qualified inspectors for the job. He will schedule and attend the home inspection with you and answer all of your questions. This step will ensure that you are making the right decision and that you are making a safe investment.

Step 6 - Closing - Kyle will schedule and attend your closing. This is a good opportunity to go over everything one last time, line by line, to make sure that you are happy with your purchase. He will also walk you through your new home and make sure that everything is in order.

Working with Sellers:
Kyle also has a 4 step process for working with sellers that enables him to procure qualified buyers for 87% of his listings within the first two weeks.

Step 1 - Client Interview - Kyle will take the time to listen to your goals, which will be used to build a game plan for the successful sale of your home.

Step 2 - Marketing - The majority of Agents will just list your home on the Multiple Listing Service and wait to receive an offer. Unfortunately, it takes a lot more than that to ensure a quick sale while maximizing the client's profit. Which is why Kyle uses a unique marketing approach which includes:

- Calling Realtors and potential buyers in the local market and sending them information about your home.
- Taking professional photos of your home.
- Creating professional marketing material for your listing.
- Marketing your listing on Zillow, Yahoo Real Estate, Realtor.com, Trulia, Sac Bee, and other web sites.
- Personally holding a "Grand Opening" for your listing in which time Kyle gets to do what he does best - SELL YOUR HOME!

Step 3 - Negotiation - It is common for Kyle's marketing efforts to produce multiple qualified offers. Kyle will present these offers to you and counsel you on how best to respond. This step will ensure that you are able to get the best price for your home and the most amount of money back in your pocket.

Step 4 - Closing - Kyle will continually follow up with the buyer and/or their agent to make sure that they meet their deadlines and secure the financing they need in a timely manner. He will attend the closing with you and go over everything one last time, line by line, to make sure that you are happy with the finished product.
