There are 3 other similar units for sale in my town, two at about $130/sq ft and one at $135/sq ft. They've been on the market anywhere from 3 months to 1 year +.I'm also offering a home warranty. I have a virtual tour on realtor.com, MLS, and my web site (www.LoveThatFloridaLiving.com).I need to get the home SOLD quickly ... I would appreciate any suggestions you can offer.Thanks so much!
Oh ... let me add ....The other 3 townhouses are NOT in my neighborhood, but about 1/2 mile away. Mine was built in 2002, the others in 1999-2000.I have hurricane shutters (big PLUS here in FL!) and the others do not.There are 4 sold comps from the past six months, sold at $115, $127, $161, and $168/sq ft.
Bonnie .... thanks for the info. I looked at that. I use Top Producer which does everything that Wise Agent does PLUS does my listing presentations (and ties into MLS to get the comps). AND I use Top Producer for my website as well."MLPodcast" ... Realtor.com has an add-on to enhance your listings. You can upload additional photos, write additional description, upload videos, add a scrolling marquee to the listing, etc. I believe the cost is based on your sales.
In this market, with a home that is priced well, which do you think will sell it more quickly .... $2,000 towards closing costs for the buyer or a $2,000 bonus to the selling office?
Just an observation ..."elp" seems to be an excellent example of the "self-fulfilling prophecy." He/She (don't know which .... question-mark head) expects the very WORST of real estate professionals. My guess is, that probably IS what he/she experiences because if he/she is as abrasive and abusive in person as he/she appears to be in print, I expect most seasoned/experienced/qualified real estate professionals would steer clear!
Here's an idea that I just happened on, and so far it's working very well ....When marketing my listings with EZ Ads, I've just advertised them in their own zip code.I have a Florida beachside townhouse that I've been advertising in its own zip code ... I ADDED an EZ Ad in the SW Connecticut area ... where a lot of our "snowbirds" come from.So far I've had more "clicks per impression" than I did when I advertise it in its own zip code.I'll keep you posted . . . . .
