When you remove a Zillow listing as having been sold, it might be helpful to add a field of choices to indicate how the buyer found the home, if known. If as many people are finding homes online as we're hearing, it would be good for those of us who use Zillow to know. Was it Zillow? Was it Craigslist? etc. That information might also be helpful to Zillow ... if another website is helping more buyers find homes, you could analyze that site and find ways to improve Zillow.Just a thought. Sales Flyers Important?

Interesting question ... Here's a different "take" on things to consider ...When I started using "Talking Houses" about six months ago, they made an interesting suggestion. Give the BASICS ... price, sq ft, bedrooms, baths, and one or two HIGHLIGHTS of the home ... NOT a complete "tour" of the place. For example, if the home has a great kitchen, talk about that. But don't give EVERY DETAIL about the house. Why? As every agent can attest, buyers can latch onto something small (and seemingly insignificant) in a home and absolutely fall in love with the home because of it. Some things on their "must have" or "must not have" checklist suddenly don't matter.Therefore, if you give a laundry-list of features, you might miss these buyers who might walk into your home and fall in love with it even though it doesn't have a [fill in the blank].Now, I don't use this approach on all listings .... sometimes I put a full-blown detailed brochure out front, sometimes a "Talking House" and a "for sale" sign. Often I'll try BOTH approaches at different times and see what brings in the buyers at a particular home.

Yes, Justyn, as I said ... INCLUDE the important basics, price, sq ft, beds/baths.Also remember ... this is just in the Talking House OUT IN FRONT of the home ... for drive-bys. Online, in MLS, and everywhere else ALL the info is available.

I have one listing that you can hear it for about 4 blocks ... others are very limited.Just had a call yesterday from a buyer who had decided to "take a break from looking" but was intrigued by what he heard on the Talking House.

EZ Ads
EZ Ads are placed by ZIP CODE. It would be helpful to have the alternative option of WHERE ON ZILLOW to place ads. For example, I offer "virtual tour" services for realtors or fsbo's. It would be good if I could place that ad specifically on the "real estate professionals" and "sellers" discussion boards.Thanks, guys!!
