We usually quit showing the house if it's under contract. (Strong contract....preapproval letter etc...)
Just ask. A realtor is supposed to disclose this to you if they know and you ask.
Put on your sign and all your advertising "Buyers agents welcome!"
Fha or va appraisal will stick with house for a few months like others have said.
If its not in writing then its the brokers commission. In most states its illegal to give money back after a closing unless its agreed upon on the contract. And by the way what type realtor would agree to $1000 or $2500 on a $800K deal. PLUS the seller usually pays the commission.....arent you the buyer?

Depends on your agent and how dedicated the agent is to find you a great home. Buyers agents are needed as everyone else has replied. Talk to your agent and ask them whats going on. I work in Columbus and Phenix City and I do open houses for builders too, when someone comes in and says they have an agent already I often wonder where that agent is, I insist on going out with my clients everytime they want to look at houses, I want to see what they are looking at so I can do my job the best for my client.
