Bought a Single Family home in 2011 for approximately $1.4M in Riviera, Redondo Beach, CA.

If you are looking for an agent who is interested in you and your needs then Les is the right agent for you! He is an honest, professional, knowledgeable agent who's 30 plus years in the business made our experience seamless. He negotiated a fantastic deal, and we had a tight time frame to get our mortgage approved and move into our new home and Les made it happen.

We moved to the Palos Verdes area from outstate and knew nothing about the South Bay area and it can be confusing. Les not only gave us a great education on the real estate market, he also took the time to give us a tour of the penninsula, which was extremely helpful. He gave us the opportunity to figure out our closest route to work, shopping, hospitals, schools etc.

After helping us decide which cities were right for us, he listen to what we were looking for and found us the perfect house. He even arrived on moving day with lunch!!!!

We can not say enough wonderful things about Les as our agent and new friend, a better agent you won't find.

Bought a Multiple Occupancy home in 2011 for approximately $325K in San Pedro, San Pedro, CA.

Les made it a priority to understand our objectives and budget for purchasing a property. He helped us quickly identify potential properties and walked us through every step of the purchasing process, keeping us informed regularly about progress of the offer and escrow. He was always ready to assist and discuss our options, or to share advice or when asked, but he allowed us to make all the key decisions about our purchase without pushing. While working through several unexpected challenges during escrow, related to a bank-owned property, inspection/repair requirements, appraisal issues, closing date changes, and more, Les demonstrated respect and strong negotiation skills with all of the parties involved. He showed patience and persistence in representing us faithfully with the selling agent, lender, appraiser, and others. Even though we had purchased and sold several properties previously, the experience and local knowledge that Les brought was extremely valuable, and he earned our trust quickly. We would highly recommend him and would not hesitate to use him again for a sale or purchase.

Listed, but didn't sell my Single Family home in 2013 in Palos Verdes Estates, CA.

Beware of dealing with Les Fishman and his wife Virginia Butler. First, they will attempt to use any devious methods available to convince you to list your home below market value in an effort to make a quick sale. Do not fall prey to this ploy. While your house may sell quickly as mine did, it will be sold for below market value. Also, they make promises that they do not keep such as "staging your house." In my case they put a few towels around and that was it. Get everything in writing with them and do not trust them. They take the listing and then they bend over backwards to help the buyer. They are not on your side. They do not attend the buyers inspections for the entire time and they attach combination locks in addtion to standard lockboxes which allows anyone (realtor or not) to enter your home. There are lots of realors out there; find a reliable, honest one that we represent your interests.

I'm not sure where to start but to say her perspective couldn't be further from the truth. To say the property sold below market is patently false as we had multiple offers and it is proven that when properties generate that much interest and the buyers compete with one another for the property, the seller gets the benefit. The market and buyers determine the value of a property, much like water finds its own level. If you price it too high, the property sits on the market and then has to be reduced to get in the range of value or wait for the property to appreciate which hasn't happened lately in the market. One cannot price a property too low because there are too many buyers that know the market and will recognize a great value and go after it. It's not fun for the buyers competing with one another, but gets the highest value for the seller. It's a shame she feels the way she does, as we have over 30+ years and a long list of clients, and now friends, that will tell you otherwise.
