Hired her as a relocation specialist to list and sell our home. Photograghs taken were poor and did not adequately represent home's assets. She provided conflicting advise on what we should do to increase marketability and lost us a lot of money in the end.

Lillian Montalto is the consumate professional. Not only is she beautiful inside and out, she's one of the top realters in the countrty!

The bottom line is, you can't do any better than Lillian.

She sold our old house on Turnpike Street (route 114) in North Andover. We tried to sell it ourselves, what a joke! We got all drive-by's. The woman realter who sold us the old six-year-old garrison colonial house. I called Lillian about an ad in the No. Andover Citizen (town newspaper). She wa was too "laid back".

My husband and I saw a listing for a new development above and behind rt.114 in North Andover off the highway, .

To make a long story short (if possible), She recommended that we put ceramic tile in our small foyer. Well, we had one offer,and we accepted that offer. The couple still lives there.

My husband used to drive around to look for and at houses.

He found a charming ranch on a cul-de-sac in Andover. Lillian showed it to us and , yes, we bought the house, and again, the rest is history.

We are in the process of purchasing a home and used Lillian as our agent. We close in two weeks and thus far both her and her office have been amazing! They are always available to help and answer questions and settle any anxieties. Lillian is so professional and knowledgeable... especially about new construction. She was very open with my husband and I about the houses we saw and what to look for and what she thought and recommended. Not only is she incredibly knowledgeable, but she is so easy to spend full days with... and that's so important when going out house hunting! We enjoyed all of the time that we spent with her and had great conversation and a lot of laughs during what could've been a stressful experience. Had very bad experience selling and buying the property. Had to compromised because she didn't pickup the phone even though she was not in the meeting in the morning. After calling for more then an hour and leaving couple of messages. found her in her office and caught her sitting with no one and talking to no one coincidentally as needed to reach someone in her office desperately and upon visit to her office on the same day when after leaving my last message. She was to communicate with the builder within certain time line during the construction. As a result work was never materialized as she didn't response to the mater in time. Work was not completed by construction company. Also had to pay to lawyer to get some of the work done. We had to close even builder didn't complete the work. She favored towards the seller even working as buyers agent. Had to pay not only more to seller at closing but some of the items were missing in the home. While selling the property she market it so high that it went at very low price in sellers market. Selling: After settling for a certain price buyer was able to reduce even for the tank of oil left for buyer. She didn't even show up for closings. Sent the staff member who didn't utter a word. No negotiations skill.
