Living in Pennsylvania but needing to sell a property in Andover, MA, Lillian Montalto became an amazing resource for me. From listing to sale, she worked diligently to sell my odd-shaped piece of land with its many zoning issues to overcome. For 2 years, we worked with Lillian in our search to build/buy a home Andover. During that time we met with three different builders and looked at many houses, but nothing was quite right for us. She was extremely patient throughout the entire process. Finally, we came across a listing for a partially competed home in Concord. I forwarded it to Lillian and she worked her magic - getting all the information she could about the house, introducing us to a builder (who we are now friends with) that she trusted, meeting with him at the house to review it's potential. With Lillian's help, we were able to come up with an offer that worked for us. Although it was a long and drawn out process of finally having our offer accepted and closing on the home, Lillian stuck with us. We undertook a unique and difficult project that I would not have felt comfortable undertaking had Lillian not been our realtor. I know that she truly had our best interests in mind and did not let anything fall through the cracks. I trust her judgement and her advice. She is extremely knowledgeable and I felt completely comfortable that she would do all she could to get us the very best deal....and she did. It's hard to argue that we didn't get the deal of the century! Lillian could have easily sold us a so-so home in Andover for far more than what we paid for our home in Concord....she could have given up....or handed us off to someone in her office, but she didn't. What we appreciate about Lillian is that she enthusiastically helped us find the house of our dreams - fighting for us, introducing us to a builder that could best help us - even though she made far less commission selling us this house than something else in Andover. And then, she gave us sound advice on selling our home in Melrose, which we did FSBO! We have dealt with other realtors and Lillian is by far the most knowledgeable and patient. She cares about her customers.
Really bad experience. Lillian is at the end of her career and thinks all she needs to do is slap an old photo of herself on a lawn sign, and if the house doesn't sell, it's the seller's fault. Her advice, whether on pricing or staging or marketing, was consistently bad, and her attitude was "you, the seller, work for me...I don't work for you...I'm doing you a favor."
I think the $450-650,000 market isn't her market and she is now focused on seminars, her own developments, her electricity scheme, and big ticket houses. Little engagement from her. In three months, her company showed the house to three people. All the work was done by brokers from other agencies.
We called Lillian on the lousy job she did and, of course, it was our fault, all we needed to do was cut the price. "New Price" is a very common feature on her signs, and that seems to be her only marketing strategy. We finally sold our house, $15,000 below the appraised value, and no thanks to Lillian. Another agency found the buyer.

My wife and decided to purchase a home back in the North Shore area. We contacted a couple of agencies including ones we had prior experiences. From the very first moment of contacting Lillian I was impressed. We decided to work exclusively with her office. Although we worked directly with Eric Frahlich of her office, I was assured by Lillian the service would be consistent. We had three very different categories of homes for our purchase at various price points for reasons to lengthy to go into here. In addition we had very specific criteria we were looking for regardless of the category of home we found. Eric worked tirelessly in finding the absolute PERFECT home for us - absolutely hitting everything on our criteria list! Pre and Post closing, Lillian Montalto's office and Erich in particular have been an absolute delight. Truly it is refreshing when you read about the good things people experience, read the advertisements and commercials....but then to actually experience it yourself without anything being missed - I'm impressed! I would without hesitation recommend you contact this office; I'm certain the training transcends from the top through Lillian all the way to reception. Bottom line: you would be doing yourself injustice if you at least did not let Lillian Montalto's office win your business - it's well worth it!
