Need to keep the look neutral, the 'red' way too distracting. Pet cage, is not a problem as long as it's clean and odor free when house is shown. You have it tucked in a good spot, it's away...fine. The wall photos/art needs to be lowered. It's very distracting to the eye with all the pieces so high up on the wall. All of them need to be eye level, it will definitely soften the room and make it appear larger.2) kitchen ~ It's clean and looks good but you want it to look 'Better'. You need some green plants for a softer friendlier look. Artificial leafy plant in baskets...small one on top of fridge, and a couple on the top cabinets, maybe add some round serving dish or tray up there also. Adds a little interest and color. 3) Kids rooms ~ They're cute and neat. Kids live there and potential buyers need to see the warmth of a kids room. Good job.4) Bathroom ~ needs some green here also. Get a little artificial leafy plant in a basket for the corner counter of on top of the wood cabinet. It kicks up the color and adds warmth.5) Back yard~ Woe! Cluttered and quite a mess. Do you really need the futon? If so, move all the 'STUFF' to one side, organize and contain it there, back up the futon to the 'STUFF', so you can use it to sit on and thus leaving the other side of the patio open with BBQ and maybe add a picnic table to show you still have entertaining space. Also a few potted flowering plants along the edge might add a softer look and be more inviting. If you can 'sell '.... SELL! Renting brings headaches and responsibilities unless you have loads of time, and money.
1) Keep your children involved in this process..make it fun, and let them help if they are old enough. Keep that reward chart up, a potential buyer isn't going to 'not buy' the house because there's a child's reward chart on the fridge. You might want to get each a disposable camera and let them take pictures too, especially of their rooms to have as memories. Try not to disrupt 'their' stuff or throw any precious or favorite things of theirs out. Even their art work. What better art work is there, than a child's original. Better to let them have keepsake boxes to put any of those things in, a good thing is an under the bed 'tote' box to store goodies. Looks like they each have space under there bed for a couple 'under bed tote 'containers. 2) Books! Yours and theirs are fine ...what kind of a home doesn't have books? That's also not going to make or break a deal. 3) Husbands weight bench...of course keep. Come on, guys gotta stay in shape. Outside location is fine for time being...not a problem. 4) You gotta get creative storing things....you can do it. Under bed storage totes for you also might work. Kitchen cabinets...no law says they have to have dishes in them. Toys, clothes, books are OK there too. You're doing fine... don't let the Realtor take over and upset you. If you're not happy talk to his boss and make it known you're disappointed and probably won't renew his contract. Negotiate any future contracts. Only contract for short time ( 2-3 months) so you have a way out if they disappoint you.

Listen to Marci. You really do need to call his broker. This guy is not working with you and you're letting it happen. What's the matter with you? Gotta get tough...pick up the phone and demand to speak to the owner of the agency. Get fired up and do it. Let that lion out!What is that about his wife being sick? Comes under the category of 'TOO BAD!' Too bad if his wife is ill, it's not your problem. Don't feel bad. That's like someone under arrest saying 'oops, my wife is sick, I can't go to jail today' ... who cares! Maybe it's just my New York coming out but don't get all soft and weak. You need get in attack mode, don't be a door mat. He won't come out and retake photos. WHAAAAT! Tell his boss to send someone else out to do it. Tell him/her you're not happy with the photos and want them retaken AND you want it done by the end of the week. No nice! If need be go to the office in person and talk to his boss.

Be ready with Century21 Agency phone number, agents name and name of owner of agency. Base Commander may be able to assist you in two ways. 1) He can or someone in his command can place a call the Realtor Century21 Agency director/ owner to assist you in getting a different Realtor within the company who is a 'full time' aggressive agent of 'your choice'.2) He can or someone in his command can place a call to the Realtor Century21 Agency director/owner to try to get them to terminate the contract and you then you can interview another agency and agent.You'll be surprised what a phone call from the Base Commander can do. Yes, they can do that and yes, I've seen it work. Part of their responsibilities is ' General welfare of the troops' . Don't be afraid of relaying your problem. Remember, you have a 50/50 chance if you ask for help,zero if you don't. You've got nothing to lose by asking. Glad to see you ' FINALLY' have a 'drop dead' time limit. Daniel, Justyn, Marci , Lisa and everyone else is correct...he should be calling you AT LEAST once a week to check in and give you any updates. Make sure any future agents or agencies you interview first. Interview before you sign up and then with your inclusions or exclusions. Be smart...be sure of what you're getting.
Daniel's 'Got It'!!!! That's exactly what I've been telling you. The Realtor and his agency need to be on notice that you will report this to the Base Commander. Their livelihood depends a lot on referrals and happy clients. Unhappy aggressive clients (with a mouth and brain) make them nervous. It so looks like the Realtor Century21 Agency director/owner is relying on you being naive, scared and dumb. Show them you're an aggressive, smart and a no nonsense client. Tell them you're patience is wearing thin....and ACT!Also, if you have a Military Base newspaper (and you're very good at writing) write an article or at least tell the Realtor and agency you intend to do that. For Winifred~ Wrong! The Base Commander or someone in his office can and will direct you to someone at the base for assistance. You're not asking to recommend anyone, or to 'Blacklist' , you want to inform them of this Real Estate Agency's poor service and insensitive tactics. By doing that, there will be documentation involving this Real Estate Agency. What I had happen, was with a dentist (off base) while we were stationed in CA. Base Commander called me personally after my complaint, to check up on me and the situation involving this dentist. The dentist was also called.You have options...choose to do nothing OR choose to be actively and aggressively involved to help your family come through this whole.
