I bring to Keller Williams over twelve years of real estate experience with an emphasis on marketing. I grew up in San Jose but was also a ten year resident of Santa Cruz County and I am familiar with the neighborhoods and amenities that attract residents to these distinctive areas. I have been an integral part of top-producing teams in Santa Cruz & Santa Clara County. We really can’t say enough to recommend Megan Archer as a realtor. When you are in the middle of such major life changes as buying and selling a home, you want to have someone on your side who is confident, calm, intelligent, details-oriented, intuitive, empathetic, and responsive to your questions and concerns. Megan brings all of those qualities to the table and much more. <br/><br/>My husband and I decided, after a lot of thought, that we wanted to sell our home in Campbell and move to the Santa Cruz Mountains to raise our growing family. We did a lot of research on different areas and settled on one particular neighborhood that we felt would be the best match for our family. We knew that to make a competitive offer on a new home, we had to get our house in Campbell sold first. Megan was so organized in helping us to do all the things we needed to do to get our home listed quickly and looking amazing for potential buyers. In less than a week, we were listed and had an open house. Within a few days of being on the market, we had multiple offers well over our asking price. Megan helped us to sort through the multiple offers and details, counter them strategically, and ultimately make a choice for which one would be the best contract for us. Selling our house was much, much easier than I had anticipated and we were very happy with how smoothly the transaction went. <br/><br/>Then it was time to focus on the next part, finding our new home. Because we had targeted such a small area to buy, and there was very little inventory at the time, Megan suggested we send out buyer letters to all the homes in the area. We were skeptical at first that it would work, but sure enough we received a couple of responses from homeowners and agents about homes that were coming on the market in the future. When we first visited the house that we ultimately bought, we knew it was the home for us and Megan helped us to write an offer and get into a contract with the homeowners before the home was on the market. She represented both us and the sellers in the transaction and helped keep things as smooth as possible. <br/><br/>Although she was busy with other clients, we always felt like we were Megan’s top priority. She would respond to our phone calls, emails, and texts quickly day or night. We were particularly impressed by her ability to follow through and close the loop on all of the little questions and details. Sold a home in 2014 in San Tomas, Campbell, CA 95008.

Bought a Single Family home in 2011 for approximately $475K in Santa Cruz, CA.

Last year we were a growing young family looking to purchase our first home. Being this was our first time buying a home and with a baby soon on the way, we were pretty nervous about the whole thing. Megan was outstanding. She really listened and took the time to explain everything to us. We could tell right away that she genuinely cared about helping us find the right first home. She was very honest and dedicated through every stage of the process. It really put us at ease knowing we had a realtor that was so dedicated.

Her creative thinking and knowledge of the local real estate market helped us purchase a home within walking distance of the beach here in Santa Cruz. Something we never thought possible. It was a foreclosure that had been in the market for a while, but when we were ready to put an offer in we learned there were already two on the table. We put an offer in hoping that maybe....just maybe it would be excepted. Thanks to Megan's guidance and diligence, our offer was excepted. The process of buying a foreclosure had its ups and downs, but with Megan's experience we were able to navigate them pretty smoothly.

A year after purchasing the property, we found out we were able to refinance. We had no idea that was even possible. It was such great news. Megan again was really there for us and made recommendations of things we could do to help the house appraise well. In less than one year of moving into our first home we were able to refinance out of our FHA loan into a conventional loan. Our home had appraised for more than 80,000 more than what we purchased it for. None of this would have been possible had it not been for Megan and her hard work.

Bought a Single Family home in 2012 for approximately $725K in Los Gatos, CA.

Everyday, I am thankful for the home I now live in, and it is all thanks to Megan. She truly found my family our dream home. With our son ready to start Kindergarten in the Fall, we knew we wanted to move out of our current neighborhood school district. Megan got right to work and began showing us properties in better school districts, and just overall better “family friendly” areas. Ultimately, she found our dream home in the Los Gatos Mountains! It had everything on our "wish list". It was out of our price range, but she negotiated a great deal for us so that we could afford it. After we got into contract on the dream home, she went above and beyond to make sure that it was a good buy for us by going down to the SC county and making sure that every part of the home was permitted correctly. And, it wasn't! Thank goodness for Megan checking, because the selling agents had no idea. Megan worked with the seller's agent to clear it all up with the correct agencies, and we didn't have to worry another minute about it. I am so thankful to Megan for double-checking on our behalf, so that we were not surprised later down the road when we had owned the home.

With the offer accepted on our dream home, Megan helped us to get our "old home" on the market in a matter of days. She helped us to market the home at an attractive price that we were comfortable with. We had multiple offers within days and were in contract 30K over our asking price! Buying and selling homes simultaneously is definitely stressful, especially with 2 small children in tow. But, Megan was available 24 hours a day to walk us through questions, explanations, and our excitement. I know she had other listings with other clients while buying and selling our home, but I felt as if we were her only client! She always answered her phone and made time for us (I know this was not the case with another realtor we had used 10 years ago). She was consitent, knowledgeable, and reliable. We will always use Megan for our future real estate needs, and continue to recommend her to family and friends.
