We love Mercy because she had sold six of our rental property in Jersey City in less than a year. During the great recession we were in the brink of bankarancy because of lack of tenants, at that point we needed to sell properties we contacted Mercy and she sold the properties quickly. I am a real estate investor and pleased to describe how Mercy contributes to my business. It’s the least I can do for all she did for me.

We worked together for 15 years. She has been my exclusive realtor since 2011. She is competent, honest and makes my work so much easier. Here is how.

She finds me great deals. Her extensive market knowledge allows her to spot well priced acquisition targets. We view attractive prospects together. She advises what improvements are needed to prepare a place for rent or resale. She helps me estimate renovation cost, fair market rent levels and what the property will be worth once improved. The financial estimates are immensely helpful. I use them to calculate my expected return on invested capital and decide if I want to make an offer. When I do pursue a property, I leave most of the negotiations to her. She excels at this. Her participation does not end when the contracts are signed. She monitors the attorneys’ progress and lets me know what I should do to insure closure.

I give Mercy top grades for integrity. She discouraged me from pursuing several deals to wait for better opportunities. Her reasoning was sound and patience has paid off for me. It impresses me that someone who lives on commission would advise me to delay buying. It is clear she puts her client’s interests before her own.

I bought four great properties through Mercy in 2012. Beyond the good deals she found for me, I had good experiences with the attorney, inspectors and contractors she referred me to. The tenants she brought to fill my vacancies have been very responsible.

Mercy is a fantastic real estate professional. In first setting up the listing she went through my property in great detail to understand all the features and benefits as well as of the building. She also went through and suggested fixes, upgrades and enhancements to make sure I would attract buyers. She was then upon understanding that able to take the market information which she had readily available to come up with a reasonable pricing strategy in a very difficult market. It was a productive first visit. What came next was amazing. Her marketing campaign was awesome. It was multi-faceted including a video on the internet, flyers, and a couple of open houses. I was prepared for a long haul as the housing market was upside down at the time. But it was essentially due to Mercy's hard work and efforts I was able to sell my property in a timeframe that exceeded my expectations at a price that did as well. Her follow up from contract/close/my move out was fantastic as well. This compares to another experience I had with another broker with another property that was horrific where my property and I were treated like "name/rank/serial number" which was somewhat understandable given market conditions but not acceptable. You get none of that with Mercy. She has a proactive can do attitude, communicates well and takes a leadership role throughout the process. I would highly recommend Mercy.
