Culture - there's nothing worse than an abrasive atmosphere in your own office when there's enough of that to deal with in Real Estate in general. If you are a producing agent, split can be negotiated and so can other relevant factors.

Multi-family residences vary quite a bit in Miami - if more than 4 units, they are considered commercial. I agree with Beth that it would serve you better to contact someone that specializes in what you are looking for.

depends where in Miami Dade, but the answer is mostly "yes" - it's a city's regulations, has nothing to do with it being a short sale or not.
