How can we trust your Zestimates?

Answer

Zestimates do not take into account difference in homes condition, floor plan, architectural style, and interior improvements made. The only useful thing about a zestimate is its trend. Is it going up or down? Otherwise, they are rarely close to the actual value.

About the Zestimate on my house

Answer

I agree with you. I live on Yarmouth Road in Lunada Bay, and the zestimates of my own home are way off. There is a way for you to submit your own opinion of value especially if you have made improvements to the home. The only thing that zestimates are useful for is the trend they show in their value.

Zillow Zestimate value. Is this value close to what a buyer should offer?

Answer

Zestimates are based only on statistics for other recent sales in the area and can only be based upon price per sq. ft. They do not take into consideration the physical condition of the home, the floor plan, curb appeal, or recent improvements made to the home. The only useful use of zestimates is to see the trend in the zestimate.

New California Home Buyer Tax Credit!!!

Response

It is my understanding that  the credit is for first time home buyers who may buy an existing home or a new home or for other home buyers who buy a newly constructed home.  You do not need to be a first time home buyer to buy a newly constructed home and get a tax credit.
