That information is generally available in MLS , so if and when you interview agents - you can ask them to provide a list to sell ratio of their past listings. A really good agent will NOT take an over priced listing. In fact, it's technically a violation of the Code of Ethics to do so. You have to tell a seller the truth about value.. not what they want to hear.. or think their home is worth. It's only worth what past comparable sales support. And yes.. all sellers think their home is worth more than their neighbors.

I'd suggest hiring an  appraiser who knows land values,  or getting  a comparative market analysis done by a Realtor who also has new homes or some construction knowledge. The assessed value may be what it's worth, or it could  be worth less or more. Where your land is located and what the market is doing has a huge impact.

You can report these types of scams to the FBI. Look up their info on the web. This is typical of the Craig's list scam format. And sadly- there is a sucker born every minute . If it's too good to be true.. your red flags should be popping up ! I've seen highly educated folks fall for this as well as young people.Folks.. nothing in life is cheap or free, no one wants you to 'have' their home cause they have to move quickly. Common sense has to come first. And.. if you want to back check.. call an real AGENT and ask if they can check status of the property in MLS.
