Bought a Condo home in 2014 in Jamaica Plain, Boston, MA.
Michael was not only very knowledgeable about our preferred neighborhoods (Brookline, Jamaica Plain, South End), but he was always a lot of fun to be around. He has a great sense of humor! This is a tough market to break into, especially as first time home buyers. Michael kept our expectations in check, while also speaking up about potential downsides to specific properties when he thought they wouldn't be a good fit. Overall, he was quick to respond to our questions and concerns, and even canceled a dinner with his friends one evening to show us a property. He ended up being on vacation the week of our final walk-through and closing, but he made himself available via email/phone and everything went smoothly. I wouldn't hesitate to work with Michael again in the future.
From beginning to end Michael was a delight to work with. Always prompt when communicating with us and kept us in the loop every step of the process with updates and information. Got our place listed really quickly and offers on the table within a few days. Michael went above and beyond - installing smoke alarms, scheduling cleaners, meeting with building tenants and much more. Michael turned what could have been a very daunting process into one that was easy to understand and simple to execute.
I worked with Michael in sale of my condo. He was extremely responsive and provided excellent guidance, particularly as I was a first time seller. He was very creative and thorough in putting together a marketing plan for my home. He provided great recommendations in preparing the home for sale, was extremely organized and followed through on all commitments. The home sold quickly and without any last minute complications.
Michael is a professional who is knowledgeable in every aspect of real estate sales (and purchase). His expertise was clearly evident as he guided me through every step of the sales process from property preparation straight through to closing. He set a proper expectation of pricing and timing. He went the extra mile to give me the best service possible and helped me navigate all of the aspects of gettring my property sold. His technique of holding open houses and managing the interest from those events was exceptional and clearly set the stage for a quick and positive outcome. He was patient with a calming style, which is half the battle for an anxious seller (or buyer). He was great to work with.
We worked with Michael to buy our first home and it was a great experience! He is very responsive and walked us through the confusing process in a way that was understandable and helpful. Micheal helped us consider all aspects of the home we bought and realize many things we had not though of, having never owned a home before. He is always very responsive and ready and happy to answer and questions (even the same ones over and over!). We are grateful to have worked with Michael and highly recommend him!
Bought a Townhouse home in 2014 in Jamaica Plain, Boston, MA.
This is my second time working with Michael. The first was last year when he helped me sell my condo in Brookline. I've dealt with many (sometimes terrible) real estate agents over the years, and Michael is far and above my favorite. Overall, on both the buyer's and and seller's side, Michael provides an exceptional level of customer service. He is responsive, proactive, professional, and also has a great bedside manner.
I'd like to point out the two biggest areas where I believe working with Michael really paid off:
This is a tough market for buyers right now. One of the biggest challenges is what to bid (both initially and in any follow-up bids). With most desirable properties selling above asking, you need to make a competitive offer while striving not to leave money on the table. While this is always hard, you absolutely need someone with the experience of many, many transactions (and the wisdom to learn from them). Michael has this experience. In constructing my initial offer I was extremely thankful to have his guidance. One of the strengths of this offer was that the seller needed a closing date a little further in the future than most sellers. Michael took my original proposed date and suggested extending it even two weeks further (based on info he learned about the seller's situation), and I think this really helped keep us in the running for the second bid, as ours came in substantially lower than the next bid. I was then happy to have his advice on how much to up my next bid. We ended up getting the property for what seems like a fair price (given the craziness of the current market).
The seller's agent in this transaction was not very professional. This really put the burden on Michael to stay on top of things and try to wrangle with some difficulty when we submitted our inspection punchlist. Everything ended up working out okay, and Michael basically translated venting from my side into an actionable, reasonable list of requests and adjustments. He could dish it with me and then turn around and show the utmost grace with other side. I really appreciated that.
In summary, I wouldn't hesitate to recommend Michael to anyone looking for an agent (on either side) in my area. Though I hope not to sell anytime in the near future, and I certainly won't be buying another property anytime soon, I also would not hesitate to work with Michael again in the future.
Bought a Condo home in 2014 for approximately $525K in Fenway, Boston, MA.
I was completely unfamiliar with the whole process of purchasing a condo and finding a real state agent I could blindly trust in was essential. Michael came to me recommended by my friends who had just purchased their condo and were very happy with him. And so I am now!
My experience was a bit different, since I was purchasing a new construction and there was no negotiation involved. Michael gave me that little push to get the best unit possible, although it was in the very top of my price range... And I am glad he did since this condo is not only my home but also an investment.
Michael is a sweetheart and has been always very responsive and patient with all my emails and concerns, calling every now and then just to catch up. I also really appreciate that he recommended me brokers, lawyers, etc.
In summary, thank you so much Michael.
Bought a Apartment home in 2014 for approximately $450K in Mattapan, Boston, MA.
Michael was absolutely phenomenal! We actually started the process of buying our first home thinking that we did not need a Realtor to represent us, but quickly realized how little we knew. Then, our close friend introduced us to Michael and everything changed. He made himself available and sat down with us for about one hour to introduce us to the process. In retrospect as I review my notes from that meeting, he was right on point. He worked hard to show us places that met (or exceeded) our needs/wants. He kindly drove us to the places, and we always felt that his role was clearly to ADVOCATE for us. He made this stressful process more bearable (and actually exciting). He was always available to answer our many questions (no phone-tag games as with other people). There are people who are just great at what they do, and Michael is one of them. We highly recommend him. Go Home With Michael!
Sold a Multi Family home in 2014 for approximately $350K in Dedham, MA.
We had a great experience with Michael! He came to our house, worked with us through the very busy Christmas holiday season, even touched base while we were on vacation. The best part was Michael also came with a fabulous network of other professionals. We used every one he referred and they were all affordable, sometimes cheaper then our friends recommendations, and worked great with us. It was lisk we had a whole team on our closing day, they all knew each other and in turn worked together more efficiently. We bought our first house from first viewing to move in day in under 2 months without any hiccups or problems thanks all to Michael! I loved every moment of being a first time home buyer because I knew Michael had our backs and he has done this a thousand times! Thanks Michael!
Well, we wanted to wait until the deal was complete before we wrote Michael’s recommendation. And here we are, in our new house, in our fantastic new neighborhood, surrounded by newly painted walls and boxes waiting to be unpacked only a couple of months after my wife and I first met with Michael.
My wife and her grandmother purchased the house, which meant that Michael spent a significant amount of time on the phone with grandparents in Florida; essentially he had the task of working with two sets of buyers, one of which was unfamiliar with the current landscape of Boston Real Estate. He jumped right in to that task and was able to discern information from family with an as of yet unattainable degree of clarity.
For our first meeting with Michael, he clearly explained the entire process of buying a house from search, offer, and inspection to closing. As first time home buyers, we were grateful to have the rather involved process spelled out for us. Thus began the online MLS searching through his Coldwell page (gohomewithmichael.com).
“Michael, I found the perfect house”
“No wait, scratch that, this is the one”
“Forget what I was talking about before, this one over here is it!”
His patience was monk-like.
One ‘as-is’ listing popped up with an open house on a Sunday that we really liked. Michael said it wasn’t worth the trip, but we went to go and see it anyways. We called him from the open-house “You were wrong, it’s perfect,” we exclaimed. He sighed a heavy sigh and proceeded to tell us the reasons we didn’t want it, all the while being sensitive to not crushing our (semi) youthful hopes and dreams. You have to admire a man in sales who talks you out of a purchase.
Later that day we met him at private viewing of a different multi-family we had seen online. He was excited about this house for us. So much so, that when he arrived to meet us he was still wearing his hospital bracelet- he had checked himself out in order to show us the house. This is not necessarily an approach I would ever recommend but his dedication was admirable. And he was right about the house.
I’ll skim through the next part as this recommendation is becoming a bit wordy, but suffice to say Michael guided us through the bidding process, had recommendations for anyone that we might need (home inspector, lender, closing lawyer, etc). There were many last minute parts of various deadlines for which he was able to pull all the pieces together, and he was available by email or phone pretty much 24/7.
Michael could improve his service a little bit by coming over and helping us unpack, but other than that, I think we’re pretty happy with this experience (read: ecstatic). Thank you Michael for getting us into our new home (with rental income to boot)!!!
