      Bought a Single Family home in 2011 for approximately $250K in Hebron, CT.
      Maria was an absolute delight to work with, and I can't recommend her highly enough! Maria represented me, a buyer, in my search for a home in certain towns "East of the River."

      My first impression is that Maria is extremely professional yet very friendly, and after seeing her in action firsthand, she seems to have an instinctive ability to figure out exactly what homes you'd be interested in, based both on what you describe to her, and her own observations of *your* reactions to certain features of homes she shows you.

      I can honestly say that, if not for Maria, my fiancee and I wouldn't have even looked inside the home that we ended up purchasing! After seeing several homes with Maria, we thought that we had found "the one," and upon seeing the last property from curbside, our expectations were low. We were tired, and were ready to call it a day and put in an offer on the first home that had caught our eyes, although it had its flaws. Maria didn't insist, but kindly suggested that we check out this last property "just for fun."

      Wow! We were very impressed by the home, and are so lucky that Maria made that suggestion. When we walked in, it took us about 2 minutes to realize that this was "the one" that we had to buy. Our search was over!

      During the contract and negotiation portions of the real estate process, Maria was amazing once again. There were some questions about the property with regard to a zoning, and Maria was right on top of the issue, contacting the Town's head building inspector to straighten things out for us.

      The sellers were reasonable to work with, but I know that Maria did a wonderful job representing our offers to their agent. During the offer/counteroffer stage, we went back and forth several times, but concluded the entire offer/counteroffer negotiation in one night! Maria would always give me an honest opinion of what she thought of bids I was considering submitting, and helped greatly in this process. I'm very pleased with the final sales price, and I know that Maria was instrumental in achieving that outcome.

      As far as her process expertise, Maria was always able to clearly explain portions of the process that I had questions about. If there was something that Maria needed to double-check at any time, she was always very quick with a response. I work with computers, and Maria would communicate with me via phone and e-mail, which made the process convenient for me; she was always prompt with a response to all e-mails from me.

      During the inspection and repair negotiation phase, Maria was very diligent. There were some questions about the accuracy of a water test that my lender required, and Maria put in a good deal of research with a water analysis lab to determine if the sample had been taken correctly or if another sample was in order. The latter turned out to be the case, and Maria personally collected the water sample with me, following the lab instructions to the letter. This water test came back perfect (or as close to perfect as possible).

      Of the issues I had noticed with the house, and that the home inspection had revealed, I made a list of what to ask the sellers to repair. Maria reviewed the list, and let me know what was likely to get a "yes" and what was likely to be turned down, but submitted the list as-is. She was right about what they'd say yes to, and I believe was able to talk the seller's agent into convincing the sellers to agree to a few repair requests that we hadn't expected to receive agreement on.

      Maria was at the closing, made sure that I was comfortable with the attorneys and the process, and even provided a very thoughtful housewarming gift!

      All in all, I could not be happier that I contracted with Maria. I've owned a home before, and have worked with another Realtor in the past that I thought was good... but if he was good, then Maria was nothing short of astounding. If I were giving her a corporate performance review, I'd have to say that she exceeded all expectations (which were very high), and by a wide margin.

      If you're reading this and looking for an excellent Realtor, your search is over - go with Maria and you will not regret it!

      Listed, but didn't sell my Condo home in 2013 in South Windsor, CT.
      Ms. Waddell is such a nice lady, and an excellent realtor. She listens attentively, makes very good suggestions in thoughtful manner, and gets along with everyone. She's also a superb interior decorator. Everyone that saw pictures of my home when I was selling, was impressed, and complemented me on how tastefully it was staged.
