How is this self promotion? I am noting that full listing price in the down market is achievable. One house had 4 FULL PRICE OFFERS on the house within 1 week of the property being on the market.I'm helping sellers understand that there are ways to make their homes more attractive by not just lowering the price, but also by 1. Buying Down Rates. 2. Paying for Closing Costs. 3. Give the Buyer a Deal. Sellers are unrealistic manytimes, and they think they can "second guess" the market. That for some reason, their house will sell for a higher price than any other home has sold in their neighborhood.What is self-promotion about that?
This is not a perfect comparison site. You will have to "CLAIM" the property. Then you have to adjust the comps in the Seller's Estimate. But this will not change the Zestimate.
I've sold two houses in the past two months at FULL LISTING PRICE!It's about listing at a fair price, which will bring many offers. Stop waiting around for a price you cannot get for your home. Pay attention to the listing price. Pay attention to the fair market value your Realtor determines. Pay attention to the feedback. Ignoring any of these will only make your house sit on the market.It's time to be a serious seller. If you're serious, discounted rates are available. And don't be afraid to buy down rates, pay for closing costs, and make your home attractive to the buyers who are looking. They want a deal, so give it to them.
Many buyers are hearing about "short sales" but don't know that there are plenty of reasonably priced homes which are great deals right now. Seller's know the market is down, and many are listing at current market values-- meaning you can still save a huge amount, because many sellers want to also purchase a new home.Also, many "short sales" are difficult to find without a Realtor who can access the hidden sections of the MLS. I know of 3 such short sales right now! Literally HALF off the original sales and list prices.

Are you wanting to refinance? You could contact a Realtor in Bessemer City or Gastonia area who can do a Market Analysis to give you a ballpark. But if you intend to refinance, the bank can order an appraisal.
