As a Realtor with licenses in North Carolina and South Carolina, be careful in only looking at tax rates when purchasing a home. Tax rates are often an indication of other benefits that go along with the taxes paid.Taxes are used for trash collection, sewers, street improvements, sidewalks, water treatment, schools and education, and ***important*** Fire and Police. Many communities in South Carolina do not include trash collection. Many are on septic systems. Many are in "Volunteer" Fire districts. And many have smaller police forces.So, sometimes you do get what you pay for.And remember, your taxes could go up. Many have found that after they move into a neighborhood, the tax assessor comes around and revalues their properties, and if new schools need to be built, guess what??? you're going to see a tax increase.

Looks like all the Realtors want you to use a Realtor. How convenient for them.But the reality is this. A Realtor is a professional who will represent YOU. And the builder is NOT working for you, and they are NOT your friend. PLUS, did you know that builders often pay bonuses to Realtors for bring in a Buyer-- in ADDITION to the regular commission.You can negotiate all of these items with the Realtor up front... and if you hire a good Realtor, then they really will work hard for you. PLUS, the builder is NOT going to give you a reduction in price if you DON'T use a Realtor, so you're just paying them even more to NOT work for you... why would you want to do that?

I would disagree. A client that was qualified last month with a 658 Credit Score has now been told he does not qualify unless he has a 700 Credit Score. So the time is now for some buyers.And the rates will not be much lower than they are right now. And sellers can only lose so much on the sale of their home before they decide to not sell. So, low prices, low rates = BUY NOW.
You will need to research the HUD.gov website or the US Census data for that information.With that said, it is a violation of Fair Housing Laws to discuss this issue with your clients. You should be very careful in supplying the actual data, and you should instead direct the client to do their own research. It is a FEDERAL CRIME to participate in discrimination.
