I think if you are ready to sell- sell it now before the "spring" inventory increases. There is not as much to choose from right now as there was even a month ago because of all of the expired listings that just came off the market. It will be quiet over the holidays and that is ok- if people are out looking in the snow they are motivated buyers. I've bought my last two homes in December. In the Twin Cities are "spring" market starts in February and in 2008 I'm recommending staged and ready to sell by Jan 15th.
I have had the first offer be the best offer on multiple occasions. Best one was a property that was on the market for a week- seller turned down the offer. Buyers rented. House was on the market for over a year. Renters contact me directly (no agent) 15 mos later and I sold it for $30,000 less than the first offer we turned down and the exact same buyer. Sellers were thrilled to be done. In a downward market there is no such thing as a bad offer. You can't blame the buyers for wanting to get a deal. In many marketplaces they can continue to look and write offers until they get the house they want. Buyers are nervous that they will make a bad decision as they are watching the prices decline. As a seller you know where you need to be and it is hard to draw your line in the sand until you have an actual offer in your hands. Many sellers are getting loans to sell their homes. If you are selling and purchasing in a similar market it is really a wash and the interest rates are still good.
Buyers are "shopping" online and many buyers are represented by an agent. 1% of homes sell in an open house. I think time is much better spent advertising your listing to as many venues as possible rather than sitting in an open house. I would never say I won't do an open house and will do them from time to time if I can get all of the other agents with listings in the same area to hold theirs at the same time and then there is enough advertising to make it worth everyones time.
Before a home is listed sellers should put away personal items and anything that tells a potential buyer too much about you ie. photos, degrees, personal books, mail. Paint your walls nice warm welcoming colors. Make the kitchen and bathrooms sparkle. You need one "WOW" room in your house and preferably as soon as you open the front door- it should grab you and make the buyer want it because of at least one room. Have professionals take the photos- everyone is shopping online and those photos better be good.
