I have purchased a HUD home for myself, and it is very reliable. However, you have to understand that you literally have no time for inspections and are taking the home as is, so if you are not experienced buyer, I would stay away from them. Is the seller's agent responsible to disclose that a condo won't quality for a loan in California?

Answer

No it isn't. The condo association has to send to the lender some sort of statement of occupancy, which bypasses an agent completely. As a general rule the condo complex has to have 51% owner occupancy (I believe, but don't know for sure as this is all to do with mortgage brokers). Also, some condos don't qualify because they have a reception and they now call them condotels, but this is all up to the individual lender and nothing to do with the real estate agents.Olja Mihic, Realtor [contact info deleted by Zillow moderator.
