DO NOT USE BRUCE/BRUNO FOSTER!!
My roommates and I had an extremely difficult time with Bruno and his services during the Fall of 2013.
We first submitted our offer with a 11% brokers fee, and it was accepted. Only because they accepted the proposal did we move forward with the process.
After bullying us to sign the deal the day we saw the place, we submitted what we needed immediately, in person. But then they proceeded to take almost a week to get back to us, at which time Bruce was often very hard to get a hold of. Whenever we were waiting for a response from him, he wouldn't answer. But when he needed a payment or something else from us, he would call, verbally threaten our application's progress, and would be just plain rude.
Finally, after about 2 weeks, when everything was approved, and we paid all of the securities and 1st month's rent, the last thing we needed to do was pay the broker's fee. Our 11% proposal was the FIRST thing we agreed upon in the process, but then Bruce had the AUDACITY to claim that it was 13%, when I had clearly documented the 11% in all of my notes and calculations which I had proof of. He once again threatened us with potentially rejecting our application. And this is all after we had already paid over 3 months worth of deposits, securities, and rent upfront! He was obviously just trying to squeeze us at the last minute for an extra couple bucks, after all the hoops we had already jumped through for the apartment, which was extremely distasteful and disrespectful.
Finally, after we had paid the 11% brokers' fee, the last thing to do was to get an apartment walk through and the keys. After the little fight we had over the broker's fee, Bruce refused to return all of our calls to get the keys to the apartment! It was extremely unprofessional, and quite frankly childish. We ended up calling his manager/owner of Urban R. E. (Evan Sheftel who is actually EXTREMELY responsive and helpful), who finally gave us the landlord's number and ultimately the keys to the apartment.
Needless to say, working with Bruce was extremely unpleasant. I don't know how the other brokers are at Urban R.E. (working with Evan definitely saved Urban R.E.'s reputation in my book), but I would not recommend working with Bruce. Given that he splits the fee with his boss and that his boss gets a fixed portion of the broker's fee, I understand that he was just fighting to increase his share of the fee. But there was a time and place for it: at the BEGINNING of all of our conversations. Doing it that last minute after we had agreed to everything and after we had jumped through so many hoops to seal the contract was extremely distasteful, unprofessional, and disrespectful. I would definitely NOT recommend using Bruce/Bruno Foster's services.
