In Kentucky we have a an open auction at the court house twice a month. This is a called a commissioner?s sale. All the homes are advertised several weeks before the auction. It is very risky so do your research on the home prior to bidding. 50% of the homes are bought back by the bank but the other 50% are some really good deals. This auction is prior to listing it with a Realtor and will not be on the MLS. If you don't like doing the research and don't like the risk, get a Realtor.
