We specialize in foreclosure properties, selling for Fannie Mae, Bank of America, Wells Fargo, and many other lenders. Purchasing a foreclosure property can be financially rewarding, whether you are a homeowner or an investor. However, there are a few simple rules to follow: 1: Before making an offer on a foreclosure, you must either be pre-qualified for an amount sufficient to purchase the property, or be prepared to show proof of funds on deposit to purchase the property. 2: Be aware that the majority of foreclosures are sold as-is, with no warranties whatsoever as to condition, etc; what you see is what you get. 3: Most foreclosure properties will not qualify for no or low down payment loans such as FHA, VA, or USDA; if you are not paying cash, you may need a "bridge loan" or in-house loan to do repairs before you can get permanent financing, be sure your lender is aware of this, and 4: Be sure and work with a broker that understands the process of purchasing a foreclosure property; this will save you many headaches and unanswered questions.
