Bought a Single Family home in 2014 in Cumberland, ME.
If you're searching for a savvy, professional and honest real estate agent who will represent you well and have your best interests at heart I have good news: your search is over. Paul Diou is, in our view, the best buyer's agent in Southern Maine, and we had a wonderful experience working with him to buy our first home.
We had worked with several real estate agents in the past with mixed results - generally we felt like we weren't their top concern or they lacked experience or knowledge. I feel strongly that if you're engaging in a professional relationship with someone to negotiate on your behalf he or she should clearly have more knowledge and experience than you could gain from a night of research on the internet or several hours on the couch in front of HGTV. Your realtor should be prepared to offer unique guidance and expertise throughout the process. From the first time we met Paul we knew we were in for a different level of professionalism and service.
My top three reasons for recommending Paul:
1) Punctuality: whether it's returning a phone call or email or showing up for an appointment on time, Paul was never late and frequently impressed us by his availability in the evening, early morning or weekends.
2) Professionalism: Paul has his finger on the pulse of the Southern Maine real estate market. He'll offer an honest, educated assessment of the value of any home you're considering and be able to back up his value with logic and recent market comps.
3) Service: Paul went above and beyond throughout our working relationship. From the ease of revising offers via Docusign (this was great for our busy work schedules), to working closely with our lender to get us to closing, to bringing a beautiful bouquet of flowers to our closing appointment, we always felt as if we were Paul's #1 clients.
As your realtor Paul will maintain the perfect balance of frequent communication without being overbearing. From setting up last-minute showings when new properties came on the market to streamlining the inspection and offer process, Paul's experience level was a great asset to us.
Paul came to every showing prepared - not only had he meticulously reviewed the property disclosures, he had pulled together comparison sheets so we could review the major features of the new home we were considering and carefully weigh the pros and cons relative to other homes we had on our short-list.
While we were free to evaluate and consider each home without being pressured, it was great to have Paul there to offer his knowledge and insight about wiring, radon mitigation systems, foundation issues, boilers and more. We felt we left each showing with a very clear sense of the condition of the home, but also whether it was priced fairly and, if not, where its fair market value should be. Paul is dialed in on the Southern Maine real estate market and it shows. In our experience this isn't the case with many realtors operating in Southern Maine - some of whom work as a realtor part time or have their assistant do most of the research and legwork.
As a negotiator Paul is second to none - he allowed us to purchase our home for less than I expected and talked the seller into including several items which saved us money at move-in (including a full tank of heating fuel, pumping the septic system, etc.) which helped to make closing and our move seamless. Another review here described him as a wolf in teddy bear's clothing and I'd agree - he's a friendly, unassuming guy, but when it comes time to make an offer Paul is a great negotiator to have in your corner.
Whether you're looking for a community-oriented, kind and compassionate realtor to guide you through the process, or you value speed, efficiency and sharp negotiating skills, Paul Diou won't disappoint. I highly recommend him to everyone I know who is considering buying or selling a home and if you're on the fence you shouldn't be - call Paul and schedule a showing ... he'll impress you the same way he impressed us and your search for a new home will certainly benefit from his experience.
I have worked with Paul several times over the last few years. He is the hardest working realtor I have ever used. He has helped me not only with a regular sale but also with several leases in which he screened and found me quality tennants.
Paul is a good friend of ours and a wonderful realator when it came to helping us buy our home. I only gave 4 stars for my recommendation because I have not worked with him on the selling end so I wanted to fair there. But on the buying end, Paul worked hard to show us everything we wanted to see as soon as we wanted to see it, found us financing options through his connections with lenders, and helped us negotiate very effectively with sellers. One of the things I was most impressed with was that our home had been on the market for a vet short time when we found it and a lot of people put offers on it. Paul made sure that ours was taken seriously and used personal relationships to help push our offer to the seller. He's a true professional and we will definitely use Pail again!
Sold a Condo home in 2014 in Riverton, Portland, ME.
I have used Paul's services to sell two properties and buy one. Whether it's helping buy or sell Paul is a caring and hardworking realtor. He will be there every step of the way and ensure the success of your transactions.
Paul did an awesome job. He went over and above the call of duty by helping me get my house ready for the final sale i.e. cleaning, mowing, painting etc. He kept me up to date on all the proceedings, even when the banks were frustratingly slow. He even negotiated some relocation funds for me which I didn't expect to get, but did. If I know of anyone that needs a realtor, there will be only one name I recommend, and that's Paul Diou.

Paul is exceptionally knowledgeable about properties in the greater Portland area. I found him to be more proactive than realtors I have worked with in the past. He facilitated the entire buying process and everything went very smoothly. We are thrilled with our new home!
Bought a Vacant Land home in 2010 in East Deering, Portland, ME.
Working with Paul to buy a house, quite simply, was a great experience, he's a great guy and I look forward to working with him again! He was very knowledgeable and easy going. The rebate he offers is an added bonus too.
Since that initial first homebuyer experience, I've worked with him to buy a short sale and he was equally awesome.
Paul's knowledge of the market helped put an sense of urgency on the sellers, his knowledge of home construction, wells, septic tanks, oil heaters, electrical, etc helped my wife and I feel confident with the offer we made, and his polite, kind personality made the entire process seem effortless. I haven't seen a work ethic like this in a very long time. I highly, highly recommend Paul for your first purchase, you investment purchase, commercial purchase or any purchase for that matter. His knowledge is second to none and work ethic top notch.
Paul was beyond excellent to work with! He got me into my dream home negotiating for the very best deal and made the whole process easy and enjoyable. I will be recommending Paul to all my friends and family who are looking for a realtor, he is the best in the business, thank you Paul!
Bought a Single Family home in 2013 for approximately $200K in Windham, ME.
This was our first home-buying experience, and aren't we glad that we got in touch with Paul. He came highly recommended from some close friends, and we could not be happier with the service that he provided.
Paul really took the time to get to know us and understand what we were looking for. He spent so much time with us I started to feel like we were taking advantage of him. He helped us find a number of homes to look at in our desired area, and he must have taken us to see thirty different homes before we decided on one. During each visit, Paul pointed out things to look for, and talked with us at length about any number of considerations. We never once felt hurried or pressured.
Throughout the entire process Paul was incredibly helpful. His knowledge of real estate, the offer and counteroffer process, and financing were invaluable. At times I feel like we treated him like a grief counselor when things got stressful, but he took it all in stride. This was not his first rodeo, so to speak.
I really feel like we lucked out. Paul is quite a guy.
