As great as Zillow is and other websites like it, there really is no substitute for working with a competent real estate professional. You need to call your agent and request a Comparative Market Analysis (CMA). It is no charge to you and any good Agent can get you one within 24 hours. Keep in mind that anything you receive from Zillow is merely a "zestimate." Sometimes they are accurate, but they are often not the best determination of value. How do I get a relative market value for my house?

In addition to the information provided by the previous answer, you also want to make sure that you are getting true comparables. For example, if you have a brick raised ranch, all comps should be brick raised ranches within a .5 mile radius preferably. Finally, if they are sold comparables, they should be no older than 6 months.

First of all, I would not rely 100% on Zillow for market value. It is ONLY a guide. I have seen huge discrepancies between "Zestimates" and actual market value. Just call a GOOD local Realtor and ask for a Comparative Market Analysis (CMA). Make sure all sold comps are no older than 3 months if possible and within a .5 mile radius. You bring up a good point. The information you receive here should not be taken as gospel. The best way to determine value is to contact a Realtor and have them prepare a CMA for you, for sold properties within the last3 months, within a .5 mile radius. They should also be similar in exterior construction and type of home. Hope this helps!
