Our house has been listed since Feb, had a deal, lost the deal, and now no other offers. Our agent insisted it was priced well and I offered a $10,000 credit to the buyer at closing. No dice, still. GREAT neighborhood, all major stuff done (windows, siding, cesspools, etc) and house was inspected. No clutter, neutral colors, blah, blah, blah. Too much HGTV! The big sticking point seems to be the layout. It was a 1950's bungalow that they expanded a few times with little forethought. It is a bit odd, but we've opened it up as much as possible. (Removed wall between kitchen and den for a great room)Any ideas of something else to generate a sale? I need it sold YESTERDAY!Thanks!
Thanks! We had it on last year (I just had our FOURTH baby!) and we took it off for awhile and did some construction and improvements. Our contract has expired w/ our agent so we've lowered the price and are doing FSBO and have it listed on the MLS w/ a commission to be paid to the selling agent only (no listing agent) which saves us quite a bit of $ so we CAN lower the price to sell.I appreciate your positiveness, thanks very much!
Our home has a "unique" layout. We have 3 for sure BRs and a 4th that was an office but has a closet and could be considered a BR. Should I market it as a 3 BR + office, or a 4 BR? I personally think the location of it is horrible for a BR and can be misleading to those searching for a 4 BR. Technically it IS though....opinions please.....
Our house is 4 BR's now but was originally a 3BR. The 4th BR is really a den/office w/ french doors off the kitchen. It has a closet so it is techinally a BR. We're marketing it as a 4BR, but I'm wondering if that's doing us a disservice. I'm wondering if buyers are disappointed thinking that's a terrible place for a BR. Would we be better off listing as a 3BR w/ office instead, and get some REAL buyers who would actually buy the house? I know we can ask more for a 4 BR, but I really want to sell NOW, so I want buyers to see it who would *really* be interested...Thoughts/ suggestions?Thanks!
My house is set among million dollar homes and is priced *very* well! I just want to draw the right prospects, know what I mean? The house has a very unusual layout and that's against us. People for the most part seem to like "cookie-cutter" and this is SO not that!There are 3 BR houses for $100,000 more and $100,000 less.... it's crazy here! (LI, NY)
Thanks! The 4th BR does have a closet, that's why we listed that way. I just want realistic potential buyers looking at it. Personally if I were in the market for a 4 BR I wouldn't even consider this house w/ the layout of the 4th. 3 BR's w/ an office is more likely the scenerio of someone who'd buy it.... unless of course they're in construction or just loved the property and wanted to remodel.Uggggggggggg!

I've never sold a house before, this is our first house.... next house, I will NEVER move again! We have 4 kids... it's just crazy. Such a process, so frustrating.
