lol, I don't either! There are 12,000 kids in the school system though, to me that's HUGE!!!!We're moving to a district of about 3,000 kids.... muuuuuch better! (To me)

Hot House!
OK, so our house is from 1951 and like most in the area it does NOT have central AC. We have them in the BR's but not the central areas. Is it cheesy to have nice looking retro fans to keep things cooler, or just bag it? I don't want to draw attn to the no central air thing w/ fans, but I also don't want people to be uncomfortable.We have ceiling fans in some rooms too, they help as well.

What internet (or other) marketing besides MLS would you use?

I'm not an agent, but our widely used local newspaper has a .com site that you can purchase add space or advertise an open house on. We've NO luck w/ print at ALL!Good luck!

I agree, I was going to do a spreadsheet and was curious as to how many spaces to have for info. I don't want to be too pushy (I know we're having 2 couples so far) but I do want to track people.May I ask them where they saw the listing, and if they have an agent to please include their name?We will SBO, but if they have an agent I think it's only fair that disclose that upfront for all parties involved. Correct?

Thanks Charley, We've had 2 agents in the past year and just weren't thrilled w/ either. The first was sweet but not aggressive enough, the second was a bit of a slimeball (we made a BAD choice). I ended up calling his boss and having a conversation w/ her... I was the second complaint she had about him in 2 weeks...Yikes! She had only been managing there 2 weeks. I didn't complain that he didn't sell our house either, i "get" the market... Anyway, Thanks for that info, I don't *really* consider us FSBO being that we will pay an agent to sell it, know what I mean? But I see your point for sure. I'm going to check out "postlets.com" thanks!

I've found in my research the best question to ask them before leaving is, "What do love about the house?" Gets them to think in positives before leaving...I've had 2 so far before it even started and now it's POURING!!!! BLAH! One was a second showing... wish me luck! Maybe I'll become an agent :o)
