At our open house today we had a couple who has been here before. They seem serious and have a condo to sell, but that's not necessary to do before they buy (good for THEM!) My suggestion to her was to hold on to it and rent it out til the market gets better. She thought that was genius! lol!Anyway, they do have an agent, and if they decide to make an offer their agent will submit it to us? I guess? Then we would have our lawyer write up a contract with what we agree on, correct?

We have an attorney already (closed on this house when we bought it and still has the file ready to go) so that's not an issue. I guess since our last offer we had an agent, they presented to him, we have no listing agent now so they present to US, that's what I meant. Not directly to our lawyer, us first?

Why you shouldn?t do a FSBO

1. Bring your sign in at nite if you must2. Don't put flyers outside3. Be aggressive in your OWN marketing and have the price reflect the lack of commissions so the potential buyers have incentive to contact you on their own. Maybe offer a set fee for those who are adament about being represented by an agent. A lesser commission is still better than NO commission.4. Get caller ID, and if it's unwanted calls have them put you on their DO NOT CALL LIST5. Don't give in, that simple.Good luck!

Thanks Marci! Only 2 unexpected buyers,(I was expected 2 that didn't show) they came early then the skys OPENED so that was that. I'm still pleased though!And lemonade, no high-fives or NOTHING til the fat lady sings, "SOOOOOLLLLLD!"too many broken promises and deals, no rejoicing til we close...

Oooooo NIIICE! I did the open house which was nice because i know EVERYTHING about it! The neighbors, the technicals, stuff the realtor just can't know, know what I mean? The couple here for the second showing stayed for 45 minutes, it was only a 2 hour open house! ***fingers crossed***It only takes ONE, remember that! All showings are good showings :o)And thanks for the GL, you too!

Our last guy was all about "spin". According to him "They all LOVED it! Charming, great property, good price, yada yada yada"That's why he's no more :o(Pin her down, make her ask specifics. She wants to sell your house, right? have her ask them, "What did you like about it?" and "If you bought this house, what would you change?" I think those both get them thinking.... just my opinion and I'm no expert :oP

30 day pricing change....
anyone understand that? We're selling (and buying) and our house has gone up $24,000+ in the last 30 days. What we want to buy has gone down $10,000+what's the right thing to do? Confused!

I think they mean based on your info of it being on the border of newer homes in a desirable area, if you lower the price it may attract more people to see it. Does that make sense?I think the banner saying "North ______" is your ticket! GL!
