chasmader,4% is standard in my area, 2% for listing agent, 2% for selling agent. They split that w/ their offices. You can offer a higher commish, and some agents do ask for a higher commish, BUT to me the listing agent should get no more than 2% for having his sign out front, and the buying agent should get more for ACTUALLY SELLING the property.We had an agent O.H., and the first agent who walked KNEW she had buyers...2 days later we had an offer from them. SHE deserved the credit for understanding her buyers

No thanks Ladawn, been there, done that. They can make an offer to us and we'll have our lawyer write up a contract. $20,000+ is NOT a small price to pay, sorry.Technically here the agent that sells the house is actually represent the seller NOT the buyer. Sounds nutty, but true.

maybe some color out front? Flowers, etc. Also, I'd ditch the garage picture. The deck looks nice and inviting. I'm no expert, that's just what I'd suggest. Your house is white, so some bright red/pink flowers will really pop. Maybe paint the front door red, I love red doors on white houses, very rich looking. (Not flaming red, a rich red with blueish undertones)Drive around and look at other properties that appeal to you and see if you can emulate some of what you like in to your own house.GL!

Tuckerton, to be "blunt" as you put it, you're not very nice. You're the kind of agent that gives agents a poor rap. It's a shame really. More people would trust and be willing to pay for help by people in your industry if there were less people like you. You're snide and only after the all-mighty dollar. True we all work to get paid, but being honest, ethical and giving your customer what they REALLY want not just what gets YOU the most money, is the difference between YOU and the agents who people go back to and recommend to their friends and family.My husband is in sales and can call literally any one of his customers and they will do nothing but say glowing things about him. He does what's right by them even if it means not getting top dollar. It comes back to him ten-fold in referrals.I'm not calling you unethical, and I don't know you personally, but from what I've read, "you change my mood"
